Planning & Zoning Commission/ <br />Local Planning Agency <br />September 14, 2011 <br />Page 6 <br />9. Any outstanding comments from the City's Fire Department shall be addressed prior to the issuance of <br />a building permit. <br />10. All permits from appropriate State and County agencies shall be obtained prior to the submittal for a site <br />engineering permit to the City's Public Works Department, <br />11. The property shall pass landscaping, irrigation, and photometric /lighting inspections prior to completion <br />of the project or issuance of a Certificate of Occupancy. <br />12. The site plan approval shall be valid for one year upon approval by the Planning and Zoning <br />Commission. An extension request may be submitted prior to the expiration of this approval. <br />13. All of the above conditions shall be fully and faithfully executed or the site plan shall become null and <br />void. <br />A brief discussion ensued regarding the location of the dumpster, the location of the front door and the type <br />of grass to be used in the landscaping. <br />Mr. Parkhurst asked the applicant to come forward. Mr. Larry Poliner, RC Consultants, 617 Arvern Drive, <br />Altamonte Springs, Florida came forward. There were no questions for the applicant. <br />Mr. Parkhurst asked if there was anyone in the audience who wished to speak in favor of, or in opposition <br />to, the request. No one came forward. <br />Mr. Parkhurst asked for a motion to address SPR 11 -11. Mr. Aramendia recommended approval of SPR 11- <br />11, Yards to Go at 376 State Road 436, based on the staff report dated September 14, 2011 from Mr. Raasch to the <br />Planning and Zoning Commission as presented. Site plan modification for property <br />located at 2725 South US Highway 17.92, Casselberry, Florida. <br />Mr. Eric Raasch, Planner I, reviewed the information provided in his memorandum dated September 14, <br />2011, to the City of Casselberry Planning and Zoning Commission (a copy is on file in the Community Development <br />Department). Mr. Raasch provided a PowerPoint presentation (a copy is attached and made a part of the minutes). <br />
