Major site plan review to add to an existing retail structure. <br />Property located at 376 State Road 436, Casselberry, Florida. <br />Mr. Eric Raasch, Planner I, reviewed the information provided in his memorandum dated September 14, <br />2011, to the City of Casselberry Planning and Zoning Commission (a copy is on file in the Community Development <br />Department). Mr. Raasch provided a PowerPoint presentation (a copy is attached and made a part of the minutes). <br />Mr. Raasch said should the Planning and Zoning Commission choose to approve SPR 11 -11 for proposed <br />redevelopment of the Yards to Go site at 376 State Road 436, the approval would be based upon the site plan dated <br />September 4, 2011, the findings of fact and conclusions of the staff report dated September 14, 2011 and the <br />following conditions: <br />1. Approval of the following site plan modification requests: <br />® ULDR Section 3 -13.5, Perimeter landscaping requirements: The applicant may provide <br />landscaping elsewhere on the site in lieu of landscaping adjacent to the structure on the northwest <br />perimeter of the property. <br />® ULDR Section 3 -15.6, Design specifications for parking and loading areas: 31% of the total <br />parking spaces may be 9'x 18'. <br />2. The applicant will submit a revised version of the site plan with the following corrections: <br />® Cover Sheet: Modification request number one shall be included on the cover sheet. <br />® Cover Sheet: Modification request number two shall be included on the cover sheet. <br />® Sheet 4: Note 12 on the landscape plan shall be revised to read "Landscaped open space shall be <br />finished with St. Augustine or Zoysia sod." <br />3. The building plans will be reviewed by the City's contracted Building Official prior to building permit <br />issuance. <br />4. All signage for the site shall conform to the City's Unified Land Development Regulations and the <br />Community Redevelopment District's Urban Design Standards. All proposed signage shall be <br />submitted as a separate building permit. <br />5. All rooftop equipment shall be screened from view. Trash dumpsters and other equipment shall be <br />screened from view and kept in a neat and orderly appearance. <br />6. No outdoor storage of goods, materials or equipment shall be permitted; nor shall outdoor displays be <br />permitted. <br />7. All commercial vehicles shall be stored at the rear of the property. <br />8. All outstanding Public Works comments shall be satisfied. No site engineering construction activities <br />shall take place at the site until permits are issued by the City's Public Works Department. <br />
