Mr. Casselberry said he is not sure if there are any burials on this property. He recommended installing the fencing as soon as possible to secure the site. Mr. Parkhurst asked for a motion to address ZB 11 -03. Mr. Aramendia recommended approval of ZB 11 -03 based on the staff report dated July 13, 2011 from Mr. Raasch to the Planning and Zoning Commission as presented. Mr. Van Meter seconded the motion. The motion passed unanimously by voice vote. Sixth Item of Business: CU_ 11. 09:_2631__ South_ US Highway 17-92/Fox Window & Glass. Conditional use request to allow a trades and skilled service without outside storage in a CG (Commercial General) zoning district. Mr. Jason Sorensen, Planning Technician, reviewed the information provided in his memorandum dated July 8, 2011, to the City of Casselberry Planning and Zoning Commission (a copy is on file in the Community Development Department). Mr. Sorensen presented a PowerPoint presentation (a copy is attached and made a part of the minutes). Mr. Sorensen stated upon review of the conditional use request, the Planning and Zoning Commission's approval of CU 11 -09 to allow a trades and skilled services use within the CG zoning district at the property located at 2631 South US Highway 17 -92, would be based on the findings of fact and conclusions of the staff report dated July 8, 2011, and the following conditions: 1. The conditional use shall be limited to the location of 2631 South US Highway 17 -92. 2. All work and services shall be performed indoors or off -site. 3. The use shall comply with the noise standards found in Section 3 -17.4 of the ULDR. 4. There shall be no outside display or storage of goods, materials, services or vehicles. 5. The "outdoor storage" area shall be screened with an 8 foot opaque fence. 6. Landscaping shall be brought back into conformance with the approved landscape plan for this site within 90 days of the approval. 7. The conditional use shall commence within 90 days of the approval. 8. The conditional use shall expire if the use is discontinued for more than 90 days. 9. All signage requires additional permit approval and must comply with all City requirements. 10. All of the above conditions shall be fully and faithfully executed or the conditional use shall become null and void. After a brief discussion regarding the outside storage area, current landscaping on the site and parking for the adjacent site, Mr. Parkhurst asked the applicant to come forward.
