Mr. Casselberry said <br />he is not sure if there are any burials on this property. He recommended installing the fencing as soon as possible to <br />secure the site. <br />Mr. Parkhurst asked for a motion to address ZB 11 -03. Mr. Aramendia recommended approval of ZB 11 -03 <br />based on the staff report dated July 13, 2011 from Mr. Raasch to the Planning and Zoning Commission as presented. <br />Mr. Van Meter seconded the motion. The motion passed unanimously by voice vote. <br />Sixth Item of Business: CU_ 11. 09:_2631__ South_ US Highway 17-92/Fox Window & Glass. Conditional use <br />request to allow a trades and skilled service without outside storage in a CG (Commercial General) zoning <br />district. <br />Mr. Jason Sorensen, Planning Technician, reviewed the information provided in his memorandum dated <br />July 8, 2011, to the City of Casselberry Planning and Zoning Commission (a copy is on file in the Community <br />Development Department). Mr. Sorensen presented a PowerPoint presentation (a copy is attached and made a part <br />of the minutes). <br />Mr. Sorensen stated upon review of the conditional use request, the Planning and Zoning Commission's <br />approval of CU 11 -09 to allow a trades and skilled services use within the CG zoning district at the property located <br />at 2631 South US Highway 17 -92, would be based on the findings of fact and conclusions of the staff report dated <br />July 8, 2011, and the following conditions: <br />1. The conditional use shall be limited to the location of 2631 South US Highway 17 -92. <br />2. All work and services shall be performed indoors or off -site. <br />3. The use shall comply with the noise standards found in Section 3 -17.4 of the ULDR. <br />4. There shall be no outside display or storage of goods, materials, services or vehicles. <br />5. The "outdoor storage" area shall be screened with an 8 foot opaque fence. <br />6. Landscaping shall be brought back into conformance with the approved landscape plan for this site <br />within 90 days of the approval. <br />7. The conditional use shall commence within 90 days of the approval. <br />8. The conditional use shall expire if the use is discontinued for more than 90 days. <br />9. All signage requires additional permit approval and must comply with all City requirements. <br />10. All of the above conditions shall be fully and faithfully executed or the conditional use shall become null <br />and void. <br />After a brief discussion regarding the outside storage area, current landscaping on the site and parking for <br />the adjacent site, Mr. Parkhurst asked the applicant to come forward. Mr. Jim Kee and Mr. Alan Fox, 2631 South <br />Highway 17 -92, Casselberry, Florida came forward. The applicant stated they are currently working on the <br />
