In response to the Commission's question, the applicant said they agree with staffs <br />conditions of approval. <br />Mr. Parkhurst asked if there was anyone in the audience who wished to speak in favor of, or in opposition <br />to, the request. No one came forward. <br />A discussion ensued regarding the screening of the outdoor storage area. The applicant stated they are <br />submitting for a building permit to construct an 8 foot fence in that area. <br />Mr. Parkhurst asked for a motion to address CU 11 -09. Mr. Aramendia recommended approval of CU 11 -09 <br />based on the staff report dated July 8, 2011 from Mr. Sorensen to the Planning and Zoning Commission as <br />presented. Mr. Bakalla seconded the motion. The motion passed unanimously by voice vote. <br />Seventh Item of Business: CU11. 10:1810 State Road 436 / Casselberry 436 Pet Clinic. Conditional use request <br />to operate a veterinary clinic without outside kennels in a CG (Commercial General) zoning district. <br />Mr. Jason Sorensen, Planning Technician, reviewed the information provided in his memorandum dated <br />July 8, 2011, to the City of Casselberry Planning and Zoning Commission (a copy is on file in the Community <br />Development Department). Mr. Sorensen presented a PowerPoint presentation (a copy is attached and made a part <br />of the minutes). <br />Mr. Sorensen stated upon review of the conditional use request, the Planning and Zoning Commission's <br />approval of CU 11 -10 to allow a veterinary clinic without outside kennels use within the CG zoning district at the <br />property located at 1810 State Road 436, would be based on the findings of fact and conclusions of the staff report <br />dated July 8, 2011, and the following conditions: <br />1. The conditional use shall be limited to the location of 1810 State Road 436 and shall not take up more <br />than 3,000 square feet of tenant space. <br />2. There shall be no outdoor or indoor boarding of animals. <br />3. Animal feces outside shall be collected and disposed of accordingly on at least a daily basis. <br />4. There shall be no outside display or storage of goods, materials, services or vehicles. <br />5. The conditional use shall commence within 120 days of the approval, <br />6. The conditional use shall expire if the use is discontinued for more than 90 days. <br />7. All signage requires additional permit approval and must comply with all City requirements; <br />8. All of the above conditions shall be fully and faithfully executed or the conditional use shall become null <br />and void. <br />
