Mr. Weinroth seconded the <br />motion. The motion passed unanimously by voice vote. <br />Fifth Item of Business: LPA 09.13: Triplet CIP Small Scale. Future land use change from Medium Density <br />Residential (MDR) and Low Density Residential (LDR) to Commercial (Comm). Property located at 951 North <br />Winter Park Drive, Casselberry, Florida. <br />Ms. Kelly Roberts, Planner, reviewed the information provided in her memorandum dated March 10, 2010, <br />to the City of Casselberry Local Planning Agency (a copy is on file in the Community Development Department). Ms. <br />Roberts requested the Local Planning Agency to make a favorable recommendation to the City Commission for the <br />proposed Comprehensive Plan Amendment for the subject properties, as detailed in the ordinance attached to the <br />staff report, based on the findings of fact and conclusions, the staff report dated March 10, 2010, and the following <br />conditions: <br />1. It is consistent with the City's Comprehensive Plan. <br />2. It is consistent with the Seminola Boulevard Small Area Study. <br />3. It is compatible with the surrounding mix of land uses. <br />4. It will improve the economic redevelopment of the area and will increase property values. <br />Mr. Parkhurst asked the applicant to come forward. Ms. Lillian Selph, 171 Quail Pond Circle, Casselberry, <br />Florida came forward. The Local Planning Agency had no questions for the applicant and Ms. Selph had nothing to <br />add to staffs presentation. <br />Mr. Parkhurst asked if there was anyone in the audience who wished to speak in favor of, or in opposition <br />to, the request. No one came forward. <br />Mr. Parkhurst asked for a motion to address LPA 09-13. Mr. Aramendia made a motion to provide a <br />favorable recommendation to the City Commission for approval of LPA 09-13 future land use changes from Medium <br />Density Residential to Commercial for two parcels of vacant land at the northwest corner of Seminola Boulevard and <br />North Triplet Lake Drive based on the staff report dated March 10, 2010 from Ms. Roberts to the Local Planning <br />Agency as presented. Mr. Weinroth seconded the motion. The motion passed unanimously by voice vote. <br />
