The landscape plan shall be revised to reflect these changes prior to City Commission . <br />review." <br />Mr. Senzee explained that the applicant has requested condition number 11 be modified to remove the <br />exact number of materials and contribution cost and revised to indicate that the applicant shall provide any required <br />materials andbr tree bank contribution based upon Article XIV and Article XIII of the Unified Land Development <br />Regulations, <br />Mr. Senzee said if the Planning and Zoning Commission chooses to recommend approval of the request to <br />the City Commission, for revisions to Else previously approved Walmart site plan (SPR 07-13), located at 5655 South <br />Highway 17192, the approval would be based on the City Commission approved site plan dated October 22, 2007,' <br />fhe findings of fact and conclusions of the staff report dated October 23, 2009, the revised site plan dated September <br />3, 2009, and the conditions outlined in the staff report with possible changes to conditions 3 and 6. The following are' <br />fhe conditions of approve! as stated in the staff report including the revised conditions as discussed during staffs '' <br />presentation; <br />1. Approval of the following site design modifications; ', <br />• portions of the provided parking spaces as shown on the site plan may be <br />reduced to 9.5' x 18' in size. <br />• The required 6` landscape strips for the head to head parking may be omitted. <br />All required landscape area and materials shall be provided elsewhere on site. <br />• The structure may exceed the 35` height limitation in order to install 43' and <br />50' tall architectural features. <br />• The light poles for the parking lot may exceed the 20' height limitation in order <br />to ins#all 30' poles in the locations indicated on the site plan. <br />2. The frees provided in the western landscape strip adjacent to US Highway 17192 must have a minimum'.,. <br />4" DBH and mature foliage in exchange for fhe reduced parking spaces and removal of the landscape <br />strips between the head to head parking, These enlargements shall not count toward reducing any <br />required mitigation. The applicant is encouraged to use larger trees on site, particularly in the northern <br />portion of the property, Use of larger trees elsewhere on the site may be used to reduce the City Tree <br />Bank contribution. <br />3. The Dahoon Hollys on the north side of Highway 17-921Oxford Road drive aisle and the Queen Palms <br />at the southern end of the Lot 4out-parcel shall be ins#alled as shown on the appreved~89~ 4ar~pe <br />ptaa draft I n sc se ed at he 10 2 nd Zo in Co issia <br />minimum of four additional Queen palms sha[I be i_n~lled_at the south east corner of Lot 4out-parcel. <br />The landscape plan shall be revised to reflect these changes prior to City Commission review. <br />4, The project shah conform to all elements of the CRD's Urban Design Standards. <br />5.
