Planning & Zoning Commission! <br />Local Alarming Agency <br />Oclober 28, 20b3 <br />Page 2 <br />i <br />Redevelopment Agency approved the elevations of the June 12, 2009 meefing. He said that the approved elevations <br />indicated a gate at the front of the "bagged goods area" located at the rear of the garden center; however, the <br />proposed site plan indicates bollards, Mr. Senzee requested the Gammission modify condition number 6 to read: <br />"The proposed °bagged goods area° located at the rear of the garden center shad be redesigned in order to provide <br />adequate room for maneuverability, stacking, and product deliveries without impacting the adjacent drive aisle. A <br />dens I°'^'~~~~„e-~agged~eeds-a~~ubliGVieuv: he aualicanf shall <br />coordinate with s~~ prior fo the Citv Commission meelina to ensure that the "baaaed aoods area" is aot}rooriately <br />sgreened from public view." <br />Mr, Senzee stated that the proposed landscape revisions indicate that addi#ional materials have been ~~ <br />utilized along the northern and eastern property lines and within highly visible areas on the plans. However, the <br />Dahoon Holly trees on the north side of the Highway 17-921Oxford Road drive aisle and the Queen Palms at the <br />southern end of the Lot 4out-parcel have been eliminated. Mr. Senzee explained that staff was unable to support', <br />the elimination of these materials and added a condition of approval that the landscape materials must be installed as ~! <br />shown on the approved 2007 landscape plan. Mr. Senzee said that the applicant explained that the existing ' <br />underground utilities along the Highway 17-92IOxford Road drive aisle limit the ability to utilize trees along the entire <br />area; however, Dahoon Holly trees could be used in portions of the strip which do net conflict with the utilities, He <br />said that the applicant also indicated that the Queen Palms have been removed in order to allow room for a potential <br />future access with the Lot ~ outparcel. Mr. Senzee reviewed the revised proposed landscape plan {a copy is <br />attached and made a part of the minutes). Mr. Senzee said staff has no objections to the improvements provided in <br />the revised landscape sketch but would like to see more materials utilized on Lot 4 to improve the appearance from <br />the northern drive aisle.
