Mr. Senzee distributed a copy of the signed petition for the Board's review (a <br /> <br />copy is attached and made a part of the minutes). Mr. Senzee stated that staff determined that some form of landscaping <br /> <br />would dramatically improve the appearance of the structure from the roadway and would further limit any impact to the <br /> <br />surrounding properties. Mr. Senzee said if this variance is approved he would request an additional condition of approval <br /> <br />requiring landscape material along the northern and western sides of the shed. <br /> <br />Mr. Senzee said if the Board of Adjustment chooses to grant the variance requested for BA 09-01, for <br /> <br />property located at 302 Triplet Lake Drive, to allow the placement of a 160 square foot accessory structure beyond an <br /> <br />established front fa9ade of a principal structure, the motion should be based upon the Board of Adjustment's findings of <br /> <br />fact and conclusions, the property site plan attached to the staff report as Exhibit B, and the conditions outlined in the <br /> <br />staff report which are listed below and an additional condition of approval requiring landscaping on the northern <br /> <br />western edges of the shed. <br /> <br />1. The variance shall only pertain to the 160 square foot shed shown in Exhibit B. <br />2. A building permit for the shed shall be obtained from the City's Building Safety Bureau within 60 days of <br />the approval by the Board of Adjustment and the certificate of completion shall be obtained within 1 <br />days of the issuance of the building permit. <br />3. The shed shall meet all other site development criteria at the time of permitting. <br />4. The existing shed shall be removed from the property. <br />5. All of the above conditions shall be fully and faithfully executed or the variance shall become null and void. <br /> <br />Ms. Gauvin asked the applicant to come forward. Ms. Laura Hatton, 302 Triplet Lake Drive, Casselberry, Florida <br /> <br />came forward. Ms. Hatton reviewed photographs of the property depicting the site (copies of the photographs are <br /> <br />attached and made a part of the minutes). <br /> <br />Ms. Gauvin asked if there was anyone in the audience who wished to speak in favor of the request. Mr. Sam Hart, <br /> <br />161 South Triplet Lake Drive, Casselberry, Florida came forward. Mr. Hart felt this was not a hardship to the applicant <br /> <br />and there are other areas available on the property to place the shed. <br /> <br />A lengthy discussion ensued regarding alternative locations for the placement of the shed, Ms. Gauvin opened <br /> <br />the meeting to public comment. <br />
