All signage for the site shall conform to the City's Unified Land Development Regulations, <br />Community Redevelopment District's Urban Design Standards, the approved Casselberry <br />Exchange Master Sign Plan. All proposed signage shall be submitted as a separate building permit. <br />8. All proposed and future equipment shall comply with the decibel levels as stated in Chapter Article <br />XVII, Section 3-17.4(G) of the Land Development Regulations <br />9. All rooftop equipment shall be screened from view. Trash dumpsters and other equipment shall <br />screened from view and kept in a neat and orderly appearance. <br />10. No outdoor storage of goods, materials, or vehicles shall be permitted. <br />11. No site engineering construction activities shall take place at the site until permits are issued the <br />City's Public Works Department. <br />12. All permits from appropriate State and County agencies shall be obtained prior to the submittal for a <br />engineering permit to the City's Public Works Department. <br />13. Any outstanding comments from the City's Fire Department shall be addressed prior to the issuance of <br />a building permit. <br />14. The site plan approval shall be valid for one year upon approval by the Planning and Zoning <br />Commission. An extension request may be submitted prior to the expiration of this approval. <br />15. All of the above conditions shall be fully and faithfully executed or the site plan shall become null and <br />void. <br /> <br />Mr. Parkhurst asked the applicant to come forward. Mr. Dan Bergin, EMK Consultants, 7815 North <br /> <br />Mabry Highway, Tampa Florida came forward. Mr. Bergin said he concedes to all the changes with the exception to <br /> <br />the landscape comments. Mr. Bergin distributed and reviewed a modified landscape plan (a copy is attached <br /> <br />made a part of the minutes). Mr. Bergin stated that the site is being revised from a single tenant use to six multi- <br /> <br />tenant uses. He said the applicant would like to change the location of some of the existing trees on the site. <br /> <br />Bergin said that there has been discussion regarding the 1999 landscape plan. Mr. Bergin said he personally did not <br /> <br />think that plan should take precedence. Mr. Bergin felt the proposed landscape plan he provided was in compliance <br /> <br />with the City of Casselberry Code. He didn't feel that the continuous landscape buffer was applicable because <br /> <br />are canopy trees along the adjacent roadway. He said they are proposing view windows for the times of the year <br /> <br />the crape myrtles bloom and to make the site more attractive to tenants. <br /> <br />Mr. Bergin stated that the landscape plan shows 4 existing crape myrtles on the north end of the <br /> <br />adjacent to the sign. He said they proposing to remove 2 of them and to replant 2 adjacent to the outside to create a <br /> <br />view window to provide visibility for the end cap tenant. Mr. Bergin expressed a concern with visibility as the <br /> <br />grow and bloom. He said they are proposing to remove 2 crape myrtles to the south and replant 1 to create another <br /> <br />view window to provide visibility to some of the smaller interior tenants. <br /> <br />said there are no plans to remove the <br />
