<br />SECTION 2: The Code of Ordinances of the City of Casselberry Part III, Unified Land <br />Development Regulations, Chapter II, District and General Regulations, Article V, Zoning District <br />Regulations, Table 2-5.3, Land Use by District, is hereby amended as follows: <br /> <br />Section 2-5.3. Land use by districts. <br />A. Permitted and Conditional Uses. Table 2-5.3, Land Use by Districts, stipulates the <br />permitted and conditional uses by district. Permitted uses are uses allowed by right <br />provided all applicable regulations within the land development regulations are satisfied as <br />well as other applicable laws and administration regulations. Conditional uses are <br />allowable only if approved by the City pursuant to administrative procedures found in <br />Article VI. The applicant requesting a conditional use must demonstrate compliance with <br />conditional use criteria set forth in Article VI. <br /> <br />No permitted use or conditional use shall be approved unless a site plan for such use is <br />first submitted by the applicant. The applicant shall bear the burden of proof in <br />demonstrating compliance with all applicable laws and ordinances during the site plan <br />review process. Site plan review process is set forth in Article XVIII. <br /> <br />B. Prohibited Uses. <br />1. Footnote 5 in Table 2-5.3 orovides the orohlbited uses within the Industrial District. <br />3. The definitions orovided in ULDR Section 5-2 for "vehicular services. maintenance <br />and lioht mechanical reoair" and "light manufacturino" exclude the followino uses <br />within the Citv: bodv reoair and oaintino. tire recaooino. salvaoe vards. recvcling <br />facilities and factories. <br />4. The followino uses are orohibited throuohout the City limil~: <br />a. Hazardous waste dumosites and transfer stations. <br />b. Landfills or facilities fQr the bulk storaoe. handlino and orocessino of materials <br />on the Florida Substance List. <br />c. Activities that reouire the bulk storaoe. use and transoortation of restricted <br />substances. aoricultural chemicals, hazardous toxic waste. medi<;al waste. <br />feedlots or other animal facilities. <br />d. Wastewater treatment olants. oercolajion oonds. seot[9 tanks. oetroleum <br />oroduct storaoe. mines. and exaction of waterwavs or drainaoe facilities in all <br />sionificant water sites includino the Prime Recharoe Areas or within a 500 fQQ! <br />radius of a ootable water wellhead. <br /> <br />* * * <br /> <br />SECTION 3.
