<br />Planning & Zoning Commission! <br />Local Planning Agency <br />June 14, 2006 <br />Page 7 <br /> <br />In response to the Commission's question, Mr. Dorsten stated that the applicant is required to apply for a <br /> <br />variance for the distance separation from the Clay Oven. Mr. Dorsten said he would conduct a field inspection to <br /> <br />determine any distance separation requirements. <br /> <br />Mr. Kelley asked the applicant to come forward. Mr. Jose Perez, 209 Elderwood Street, Winter Springs, <br /> <br />Florida came forward. In response to the Commission's question, Mr. Perez stated there are no other domino <br /> <br />lounges within a ten mile radius. He said he was looking for a place to bring different cultures together. A brief <br /> <br />discussion ensued regarding smoking at the location. Mr. Perez stated in the future he would like to add food service <br /> <br />to the lounge and at that time the smoking would be prohibited. <br /> <br />Mr. Kelley asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, <br /> <br />the request. No one came forward. <br /> <br />Mr. Kelley asked for a motion to address CU 06-09. Mr. Parkhurst recommended approval of CU06-09. Mr. <br /> <br />Weinroth seconded the motion. The motion passed unanimously by voice vote. <br /> <br />Eiqhth Item of Business: SP 06-05: Enclave at Wyndham Woods Final Plat. Final plat for northeast quadrant <br />of Seminola Boulevard and Wyndham Way, Casselberry, Florida. <br /> <br />Mr. Matt Dorsten, Planner, reviewed the information provided in his memorandum dated June 9, 2006, to <br /> <br />the City of Casselberry Planning and Zoning Commission (a copy is on file in the Community Development <br />Department). Mr. Dorsten requested the Planning and Zoning Commission recommend approval of SP 06-05, The <br /> <br />Enclave at Wyndham Woods' final plat, to the City Commission, for the property located on the northeast quadrant of <br /> <br />Seminola Boulevard and Wyndham Way, Casselberry, Florida. He said the recommendation is based on the <br />information provided in the staff report dated June 9, 2006, the plat dated May 26, 2006, and the conditions outlined <br /> <br />in the staff report which are: <br /> <br />1. The City Attorney's comments shall be satisfied prior to review by the City Commission. The <br />Homeowner's Association documents and By-Laws shall also be approved by the City Attorney <br />prior to final plat approval. <br /> <br />2. Properties within the subdivision may not be sold until a final plat is approved and recorded by the <br />City. <br /> <br />3. The applicant, per F.S. Chapter 177, is responsible for the City Surveyor's fees. Prior to recording <br />the final plat, the applicant shall submit a check made payable to the "City of Casselberry" to cover <br />the City surveyor's fees. <br />
