Outdoor seating shall be limited to the area indicated on the attached site plan (Exhibit B2). The tables and chairs <br />are restricted to the designated area that is enclosed by the railing. <br />3. A minimum 50" pedestrian accessibility sidewalk shall be provided at all times. <br />4. No umbrellas or additional signage will be allowed. <br />5. A minimum 30" high, decorative metal fence shall be installed along the parking lot side and perpendicular to the <br />doorway adjacent to the outdoor seating area, as indicated on the attached site plan (Exhibit B). <br />6. The hours of operation shall be Monday through Saturday from 6 AM to 9 PM and Sunday 7 AM to 4 PM. All chairs <br />and tables shall be brought indoors at the close of business. <br />7. There shall be no outside storage or display of goods, material or services. <br />8. The conditional use shall expire if the use is discontinued for more than 90 days. <br />9. All of the above conditions shall be met or the conditional use shall become null and void. <br /> <br />A brief discussion ensued regarding permanent/temporary installation of the decorative railing. Mr. Buchanan said if <br />the railing were installed permanently, it would require permission from the property owner. Mr. Buchanan stated the City is <br />allowing the applicant to increase the use of the business; however, the site exceeds the amount of signage allowed by City <br /> <br />Code. <br /> <br />A discussion ensued regarding ingress/egress issues. Ms. Smith stated she contacted the Fire Inspector to discuss <br /> <br />the appropriate clearance for ingress/egress and was told there is nothing specific regarding that. Ms. Smith said staff would <br />contact the Fire Department regarding the ingress/egress for the bakery. Ms. Smith stated that could be added as a condition <br />of approval. <br /> <br />In response to Commission's question, Mr. Dorsten stated the suites involved in the conditional use request are <br /> <br />suites 1001 and 1011. <br /> <br />Mr. Kelley asked the applicant to come forward. Mr. Luis Lenis, 168 South Winter Park Drive, Casselberry, Florida <br /> <br />came forward. The Commission had no questions for the applicant. <br /> <br />Mr. Kelley asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, the <br /> <br />request. No one came forward. <br />After a brief discussion, the Planning and Zoning Commission decided that the site must be brought into full <br /> <br />compliance with City Code which includes signage and ingress/egress approval from the Fire Department. The <br />permanent/temporary installation of the decorative railing was discussed. The Commission stated that the railing could be <br />installed as a temporary railing; however, if the railing were installed permanently, written documentation would be required <br /> <br />from the property owner. <br />
