<br />the study was the widening of Seminola Boulevard by Seminole County from two lanes to four lanes, <br />between Murphy Road and U.S. 17-92. <br /> <br />SB1 accomplished the following: <br />· Developed an inventory of existing land uses and data on vacancy rates; <br />· Solicited citizen input, including the degree of satisfaction/dissatisfaction with the area; <br />· Analyzed the existing strengths/weaknesses of the current future land use/zoning for the area; <br />· Performed a market study to determine economic potential; <br />· Suggested alternative land uses to improve the area as appropriate; and <br />· Provided a conceptual plan to improve the livability and economic vitality of the area. <br />In conclusion, SB1 established a good foundation of work to develop strategies to guide the <br />development of the corridor. A point system was adopted in conjunction with broad guidelines to <br />encourage development to meet the goals of the study. Those goals were to aggregate properties, <br />maintain a residential character, encourage multi-modal transportation enhancements, and consolidate the <br />highest intensity uses at the intersection of Winter Park Drive and Seminola Boulevard. <br /> <br /> <br />Map 1.1 <br /> <br />4 <br />
