<br />13. Descrivtion of Permits Needed. The following City of Casselberry development <br />permits are required for completion of development within the Project: <br /> <br />(a) A Final PUD Plan; <br /> <br />(b) A Preliminary subdivision plan and preliminary plat depicting and <br />describing any tracts or parcels within the PUD that will or may be owned <br />by UNICORP and all other parties; <br /> <br />(c) Final subdivision/engineering plans; <br /> <br />(d) A Final Plat for depicting and describing any tracts or parcels that will or <br />may be owned by UNICORP and by parties other than UNICORP, <br />prepared in accordance with statutory requirements; <br /> <br />(e) A Site Plan for each proposed building site; <br /> <br />(f) Building permits for each proposed building site; <br /> <br />(g) Site construction permit for infrastructure improvements; <br /> <br />(h) Conditional use may be necessary for other uses not yet contemplated; <br /> <br />(i) Possibly certain variances, to be determined; <br /> <br />(j) Other reviews to be done by third parties. <br /> <br />14. Svecific Performance. UNICORP and the CITY acknowledge and agree that the <br />CITY shall have the right to seek and obtain specific performance of UNICORP's obligations <br />contained in this Conceptual Plan Agreement, together with any other remedy provided by law. <br />UNICORP and the CITY acknowledge the receipt of separate and attendant consideration <br />including, but not limited to, the receipt of $10.00, which CITY and UNICORP agree is adequate <br />and sufficient. <br />15. Cavtions. The captions used herein are for convenience only and shall not be <br />relied upon in construing this Conceptual Plan Agreement. <br /> <br />16. Bindinf! Effect. This Conceptual Plan Agreement shall be binding upon and inure <br />to the benefit of the City and UNICORP, their successors and assigns. This Conceptual Plan <br />Agreement shall be recorded in the Seminole County Public Records no later than fourteen (14) <br />days after full execution. Recording costs shall be paid by UNICORP. This Conceptual Plan <br />Agreement is not intended to, nor will it prevent or impede the City from exercising its <br />legislative authority as the same may affect the Land. <br /> <br />17. Third Party Beneficiaries. The provisions of this Conceptual Plan Agreement are <br />for the exclusive benefit of the parties hereto and not for the benefit of any third person, nor shall <br />this Conceptual Plan Agreement be deemed to have conferred any rights, express or implied, <br />upon any third person unless otherwise expressly provided for herein. <br /> <br />5 <br />
