<br />SECTION I. The Casselberry Unified Land Development Regulations, Part III, Chapter II, Article <br />V, Section 2-5.3, "Land Use by Districf', is hereby amended to add vehicular services as a conditional use <br />in the PMX-H zoning district, which is Exhibit A to this ordinance and made a part hereof. Footnote (11) is <br />added to Table 2-5.3 as follows: <br /> <br />(11) Please refer to Section 2-7.27 for performance criteria for PMX-L and PMX-H zoning <br />districts. <br /> <br />SECTION II. The Casselberry Unified Land Development Regulations, Part III, Chapter II, <br />article VII, Section 2-7.27, Vehicular Services, Maintenance, and Light Mechanical Repair in the PMX-H <br />and PMX-L zoning districts, shall be created as follows: <br /> <br />Vehicular services, maintenance and light mechanical repair shall be a conditionai use within the <br />PMX-H and PMX-L zoning districts. Conditions shall be placed on the location and design of these <br />uses to alleviate negative effects to surrounding residential uses as follows: <br /> <br />1. The use shall be affiiiated with a major retailer with a minimum of 150,000 square feet of <br />building area. <br /> <br />2. The vehicular service use area shall be incorporated into the same structure as the retailer. <br /> <br />3. The actual vehicular service area shall not exceed 2.5% of the entire retail building area. <br /> <br />4. Automotive maintenance is limited to replacement of tires and batteries, oil changes and <br />lubes. <br /> <br />5. There shall be no outside public address system. <br /> <br />6. A landscape buffer shall be provided along the perimeter of the property equivalent to 120 <br />plant units per 100 linear feet. <br /> <br />7. The vehicular service use shall be a minimum of 100 feet from residentially zoned property. <br /> <br />8. If the vehicular service use is adjacent to residential uses: <br /> <br />a. the hours of operation are limited to 7AM - 7PM Monday through Friday and 9AM - 7PM <br />Saturdays and Sundays. <br /> <br />b. a minimum 8' high concrete wall, berm or combination shall be erected along the <br />property line to buffer the residential uses from the noise and view of the vehicular <br />maintenance area. <br /> <br />SECTION 1111. Conflicts. All Ordinances or parts of Ordinances in conflict with any of the <br />provisions of this Ordinance are hereby repealed. <br /> <br />Ordinance # 03-1078 <br />Page 2 of 3 <br />
