<br />The Grantor, however, expressly reserves unto itself
<br />and its successors and assigns the full right and authority,
<br />without further limitation, to itself utilize said easement
<br />areas for purposes of the transmission and distribution of
<br />utility services, the retention, transmission and drainage
<br />of surface storm water and the maintenance of an asthetically
<br />landscaped buffer area and ingress and egress between the
<br />right-of-way for Kewannee Trail and any improvements con-
<br />structed upon adjacent properties of the Grantor.
<br />
<br />The Grantee, by its acceptance hereof, agrees that it
<br />shall use said easement areas in such manner so as not to
<br />interfere with the Grantor's use of, or access to, said
<br />easement areas and Grantor's adjacent properties and also so
<br />as not to result in unreasonable damage to such utility,
<br />drainage or other facilities as may from time to time be
<br />located or constructed in said easement areas, and the
<br />Grantee further agrees that said easement areas shall be
<br />deemed to be a part of Grantor's adjacent properties for
<br />purposes of determining their compliance with zoning and
<br />other applicable ordinances of the City of Casselberry.
<br />
<br />The easements herein granted and created shall run with
<br />the land and shall be for the benefit of the Grantor and
<br />Grantee and their respective successors and assigns.
<br />
<br />IN WITNESS WHEREOF, the Grantor has caused these presents
<br />to be executed and its corporate seal to be hereunto affixed
<br />as of the day and year first above written.
