Population

The total population for the WSAS is 1,275 people based upon the 2000 US Census and recent
development in the area. This figure includes the recently completed Lake Griffin Estates, which added 140
dwelling units, or 336 people, to the study area. Over 79% of the SAS's population lives in the northern
sub-area.

Income

Table 1 indicates the median household, median family and per capita income for a majority of the study
area, Casselberry and Seminole County. Income statistics for the SAS also include residential areas
outside the study area. The US Census limits income data to block groups for privacy reasons. The SAS is
contained within two Block Groups. Block Group 1 contains the majority of SAS from Melody Lane
northward, and is less affected by outside residential areas. This data is more representative of the study
area and can be used as an indicator keeping the limitations of the data in mind. Block Group 2, containing
the remainder of the SAS, is comprised mostly of residential areas outside the study area, and cannot be
used as an indicator of the SAS.

Table 1: 2000 Income Levels by Area

Study Area Casselberry Seminole County
Median Household $39,405 $38,627 $49,326
Median Family $42,083 $45,354 $56,895
Per Capita $16,464 $19,626 $24,591

Review of the income statistics indicates the study area has lower median family and per capita incomes,
and slightly higher median household income than the City in general. However, compared to the County
levels, both the City and the Block Group are significantly lower in all categories.

Ownership Patterns

According to the 2000 US Census, and adjusted for the 140 completed units in Lake Griffin Estates, there
are a total of 554 housing units in the study area. There is a low vacancy rate of 4.33%. Of the 530
occupied units, owner occupancy accounts for 340 units or 64.1 %. Review of these numbers by sub-area
show different occupancy characteristics between the north and south sub-areas.

Table 2: Occupied and Vacant Housing by Sub-Area

Total Housina Occupied Housina Vacant Housina
Units Units Units
Study
Area 554 530 95.67% 24 4.33%
North 426 76.9% 415 78.3% 11 45.8%
South 128 23.1% 115 21.7% 13 54.2%

4
