Of the 530 occupied <br />housing units, 78% are in the north. Only 2.5% of the northem sub-area is vacant compared to 10% of the <br />southern sub-area, although the number of vacant dwellings is almost split evenly between the two sub- <br />areas. <br /> <br />The north also has a much higher percentage of owner occupied housing. Seventy four percent (74%) of <br />the northern housing is owner occupied compared to 29% of the southern sub-area. Splitting the study area <br />into two sub-areas indicates that the north sub-area is primarily a homogeneous residential area and home <br />ownership, and the south sub-area contains a greater amount of mixed land uses and rental housing. <br /> <br />Land Use and Development Patterns <br /> <br />Table 4 shows the existing land use categories by sub-area. Residential uses (single and multi-family) <br />make up 31% of the study area. Public service, which is comprised primarily of a cemetery and roads, <br />makes up 23% of the area. Industrial and vacant lands comprise another 13% and 12% of the land, <br />respectively. In all, these five land uses account for 79% of all land area. <br /> <br />Comparing the sub-areas, basic differences are clearly seen. The northern sub-area is 50% residential <br />compared to 13% of the southern sub-area. The reverse is true for the commercial/industrial uses.
