3. Rear/South: 20 ft. <br />4. Existing buildings on-site and shown on the Concept Plan are to remain in current <br />locations. Attached or detached additions to existing structures that increase the floor <br />area in excess of 500 sq. ft. will require site plan review. Additions may not encroach <br />on the minimum required bufferyards and landscape areas established in Sections 6(L) <br />and 6(M) of this Agreement, or exceed the Comprehensive Plan minimums for this <br />FLUM designation. <br />Phase II — Lot B (Church): <br />5. Maximum building height (in feet or stories): <br />Phase I: 2 stories. <br />Phase II — Lot A (Residential): 1 story. <br />Phase II — Lot B (Church): 35 ft. <br />T. Minimum parking standards: <br />Phase I: <br />Minimum parking standards will be governed by Article XV, Offstreet Parking and <br />Loading Requirements, of the City's Unified Land Development Regulations. <br />Phase II: <br />Minimum parking lot standards will be governed by Article XV, Offstreet Parking <br />and Loading Requirements, of the City's Unified Land Development Regulations. <br />However, Phase II is an age -restricted community, which is not an identified use in <br />Article XV. As such, minimum parking ratios will reflect the findings of the study <br />
