K. Minimum lot width (in feet): 140 ft. <br />L. Minimum yard setbacks: <br />1. Front yard: 10 ft. <br />2. Side yard: 10 ft. <br />3. Rear yard: 20 ft. <br />i. Portion abutting residentially zoned single-family properties: 30 ft. <br />M. Maximum building height (in feet or stories): One (1) story, but subject to an increase <br />up to 10 stories accompanied by an updated Concept Plan and amendment of this <br />Agreement to revise standards accordingly. <br />N. Minimum parking standards per permitted use will be governed by both the Oxford <br />Park Overlay District (OPOD) and by Article XV, Offstreet Parking and Loading <br />Requirements, of the City's Unified Land Development Regulations. Where there is a <br />conflict between the two, the OPOD standards will apply. <br />O. Minimum lighting standards per the City's Unified Land Development Regulations <br />shall be included on a separate illumination plan to be provided at the time of site plan <br />submittal. <br />P. Architectural controls and development on the Subject Property shall follow a common <br />architectural theme as listed in this Agreement by harmoniously coordinating the <br />general appearance of all buildings and accessory structures in accordance with the <br />following design standards: <br />1. Overlay districts: Community Redevelopment District (CRD), Oxford Park <br />Overlay District (OPOD) <br />2. Commercial design standards: Section 2-7.35 of the Unified Land Development <br />Regulations <br />Q. Utility provision and dedication: The Owner/Developer shall connect to the City of <br />Casselberry's central utility systems, when available, or to Seminole County's central <br />utility systems, where applicable, at their sole cost and expense. Utility fees shall be <br />paid to the City of Casselberry or Seminole County, respectively, before any building <br />permit is issued. Central utility systems are to be designed, permitted, and constructed <br />to the respective service provider specifications and dedicated to the respective service <br />provider upon final inspection, clearance, and acceptance by the service provider. The <br />Owner/Developer shall apply for the City's Oil & Grease Pretreatment Program and <br />install a pretreatment device if necessary. <br />R. Stormwater and environmental: Per parcel stormwater systems or master stormwater <br />systems shall be owned and maintained by an established homeowners association <br />(HOA) or property owners association (POA) in private ownership and shall not be <br />dedicated to or become the responsibility of the City of Casselberry; however the City <br />will have the right to enter the Subject Property to maintain the stormwater system if it <br />R <br />
