D. Conditional accessory uses allowable on the Subject Property: <br />1. Sale of alcoholic beverages for on-site consumption as an ancillary use to a <br />restaurant and drive-through establishments. <br />E. Prohibited principal and accessory uses: <br />1. All uses not expressly listed as permitted or conditional uses within the Agreement. <br />F. Proposed maximum density maximum intensity (measured in floor area ratio), not to <br />exceed the maximum allowed under the PMX-MID (Planned Mixed -Use: Medium <br />Rise) zoning district: 1.0 FAR. <br />G. The impervious surface cannot exceed the maximum allowed under the PMX-MID <br />(Planned Mixed -Use: Medium Rise) zoning district: 80% impervious surface and 20% <br />open space of the gross square footage for the Subject Property. <br />H. Minimum bufferyard requirements per the City's Unified Land Development <br />Regulations: <br />I . Front/Southwest — ROW Buffer: 10 ft. wide landscaping strip with 60 shrubs and <br />3 canopy trees for every 100 ft. of portion thereof per Table 3-13.7(C3) <br />2. Side Interior/Southeast — Perimeter Landscaping: 7.5 -ft. wide landscape strip with <br />10 shrubs and 1 canopy tree for every 35 ft. of portion thereof per Table 3-13.7(C5) <br />3. Side Interior/Northwest — Type A: 10 -ft. wide landscape strip with 40 plant units <br />for every 100 ft. or portion thereof per Table 3-13.7(C 1) <br />4. Rear/Northeast — Type A: 10-11. wide landscape strip with 40 plant units for every <br />100 ft. or portion thereof per Table 3-13.7(C1) <br />i. Portion abutting residentially zoned single-family properties — Type C: 30-41. <br />wide landscape strip with 120 plant units for every 100 ft. or portion thereof <br />per Table 3-13.7(C 1) <br />I. Minimum landscaping requirements per the City's Unified Land Development <br />Regulations: <br />1. Required bufferyards and landscape screening: landscaped according to Table 3- <br />13.7(CI) <br />- <br />13.7(CI) <br />2. Off-street parking area: landscaped according to Table 3-13.7(C4) <br />3. Perimeter: landscaped according to Table 3-13.7(C5) <br />4. Non -vehicular open space: landscaped according to Table 3-13.7(C6) <br />5. Landscape strips along right-of-way: landscaped according to Table 3-13.7(C3) <br />A landscape plan shall be provided at the time of site plan submittal. Landscaping must <br />also adhere to the standards in the Oxford Park Overlay District, outlined in Section 2- <br />7.34, as well as Article XIII, Landscaping, and Article XIV, Tree Protection, of the <br />Unified Land Development Regulations. <br />J. Minimum lot size area (in acreage or square footage): 45,170 sq. ft. <br />
