Planning & Zoning Commission/ <br />Local Planning Agency Minutes <br />May 10, 2023 <br />Page 3 <br />Development Regulations (ULDR), and is consistent with the City's Comprehensive Plan, subject to the <br />following five (5) conditions of approval: <br />1. The site plan approval shall be valid for one (1) year. An extension request may be submitted prior <br />to the expiration of this approval. <br />2. Additional on-site lighting shall not be installed without review and approval of a proposed <br />photometric plan by the City. <br />3. A tree bank payment of $61,950.00 must be submitted prior to the issuance of a Certificate of <br />Occupancy. <br />4. Provide copies of all local regional, state, and federal permits for the project to the City prior to <br />commencement of development. <br />5. All of the above conditions shall be fully and faithfully executed, or the site plan shall become null <br />and void. <br />Discussion: Vice Chairman Bakalla asked if the applicant would come forward. Mr. Jack Reynolds, 312 <br />Forest Avenue, Altamonte Springs, Florida, came forward and briefly addressed the Planning and Zoning <br />Commission. <br />Audience Participation: No one came forward to address this item. <br />MOTION: Mr. Burnett moved to recommend approval of SPR 22-23, A Major Site Plan <br />for a Multi -Tenant Industrial Warehouse at 336 W. Melody Drive based upon <br />the staff report and the testimony and evidence presented that the request meets <br />the applicable provisions of the City Code of Ordinances and the Unified Land <br />Development Regulations, and is consistent with the Comprehensive Plan as per <br />the written findings contained within the staff report, subject to the five (5) <br />conditions, as presented. Motion was seconded by Mr. Curran.
