Planning & Zoning Commission/ <br />Local Planning Agency Minutes <br />May 10, 2023 <br />Page 2 <br />MOTION: Mr. Burnett moved to continue Agenda Item 3., Election of Officers, to the June <br />14, 2023 meeting. Motion was seconded by Mr. Curran. Motion carried <br />unanimously by voice vote, 5-0. <br />4. Approval of Minutes <br />No minutes were presented for approval on this agenda. <br />5. Disclosure of Ex Parte Communications <br />No disclosures of ex parte communications were made. <br />6. Conditional Use Applications <br />No items were presented on this agenda. <br />7. Site Plan Application <br />A. SPR 22-23 - A Major Site Plan for a Multi -Tenant Industrial Warehouse at 336 W. <br />Melody Lane <br />Staff Presentation: Chief Planner Antonia DeJesus stated that SPR 22-23 is a request for a major site plan <br />for a multi -tenant industrial warehouse at 336 W. Melody Drive, including associated, landscaping, site <br />lighting and parking. The subject property totals approximately 0.98 acres and is currently vacant and has <br />an Industrial (IND) Future Land Use Map (FLUM) designation and I (Industrial) zoning classification. The <br />applicant is proposing to develop the subject property by constructing an industrial warehouse consisting <br />of one (1) building with five units, each with its own bay door, a parking lot, associated landscaping, and <br />site lighting. The City's Development Review Committee(DRC) reviewed the major site plan application <br />and granted conditional approval at its meeting on April 20, 2023. The conditions of approval included <br />minor updates to the plans, such as crosswalk striping and additional landscaping and the applicant has <br />since satisfied these outstanding items, thereby meeting the conditions of the DRC's approval. Staff is <br />recommending that the Planning and Zoning Commission approve SPR 22-23 based on the staff report and <br />testimony and evidence presented that the request meets the applicable provisions of the Unified Land <br />
