Planning & Zoning Commission/ <br />Local Planning Agency Minutes <br />December 14, 2022 <br />Page 5 <br />Mr. Huddleston explained that the compact parking spaces are located at the rear of the property and would <br />be used by the employees. A general discussion ensued regarding the number of employees for the peak shift, the <br />numbers used in the parking study for the three facilities, signage for staff parking, and cut through traffic on the site. <br />In response to the Commission's question, Mr. Huddleston said there would be stop bars and stop signs on <br />the site. He said there is a cross access easement with the adjacent parcel to access US Highway 17-92. A brief <br />discussion ensued regarding the underground stormwater system. In response to the Commission's question, Mr. <br />Huddleston stated that the underground gas tanks have been removed and the Florida Department of Environmental <br />Protection has given them clearance. He said the structure should be demolished soon. A brief discussion ensued <br />regarding the photometrics, light trespass, hours of operation and signage. <br />A correction was made to the parking waiver requests to state: A waiver request to permit 13 of the 39 33 <br />parking spaces (39%) to be reduced -sized parking spaces at 9 ft. by 18 ft. <br />Mr. Hale asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, the <br />request. No one came forward. <br />After a brief discussion regarding the parking requirements for the site, Mr. Hale asked for a motion to <br />address SPR 22-19. Mr. Burnett made a motion that the Planning and Zoning Commission approve case number <br />SPR 22-19 based on the staff report and the testimony and evidence presented that the request meets the applicable <br />provisions of the Unified Land Development Regulations and is consistent with the Comprehensive Plan as per the <br />written findings in the staff report, the two (2) waivers, four (4) conditions of approval, Attachments A — H and the <br />following correction to Waiver 1: A waiver request to permit 13 of the 39 33 parking spaces (39%) to be reduced - <br />sized parking spaces at 9 ft. by 18 ft. Mr. Bowman seconded the motion. The motion passed with a majority vote <br />with Ms. Divita casting a dissenting vote. <br />Seventh Item of Business: Public Comments. <br />There were no public comments. <br />Eighth Item of Business: Other Business. <br />
