The Major Thoroughfare Mixed -Use category <br />is intended to provide for opportunities for mid to high density/intensity mixed-use development <br />along major transportation corridors within the City. Properties designated Major Thoroughfare <br />Mixed -Use may provide a mix of commercial, office, residential, and/or hotel. The pfe- e ffies may <br />pr-evide at least two of the listed uses and are eneour-aged to ifielude fesidential. The maximum <br />non reside FAR shall be 1.5 is 2.0 and the maximum density for -residential may be 30 is 80 <br />dwelling units per acre, unless more specifically limited by the zoning designation. Hotel units <br />may also be provided at a density of up to 80 units per acre. Properties in this category are encouraged to integrate the uses vertically as well as <br />and provide for alternative modes of transportation or parking structures to allow <br />for all other elements (i.e.. stormwater, solid waste collection, open space, etc.) on the site. <br />This may be accomplished by providing non-residential on the ground floor with <br />residential/hotel on upper floors. <br />C. Use of this category is intended to create a mixed-use district along the City's major <br />thoroughfares.; therefore, smaller- sites of less than 10 acres may in ludo only offiee and <br />eommer-eial uses provided i:esidential uses are within adjaeent pr-opefties in order- to maintain <br />the mixed use ehar-aeter- of the thor-oughfare. <br />D.
