Planning & Zoning Commission/ <br />Local Planning Agency Minutes <br />May 11, 2022 <br />Page 6 <br />Eighth Item of Business: ZB 22.03• Zoning Map Amendment at 1681 S. Ronald Reagan Blvd. A request to <br />amend the Official Zoning Map from CG (Commercial General) to CS (Commercial Service) for one (1) parcel <br />located at 1681 S. Ronald Reagan Blvd. <br />Ms. Antonia DeJesus, Planner II, reviewed the information provided in her memorandum dated May 11, <br />2022 to the City of Casselberry Planning and Zoning Commission. Ms. DeJesus said staff recommends that the <br />Planning and Zoning Commission recommend approval of case number ZB 22-03 to the City Commission, based on <br />the staff report and the testimony and evidence presented, that the request meets the applicable provisions of the <br />Unified Land Development Regulations and is consistent with the Comprehensive Plan as per the written findings <br />contained in the staff report. <br />After a brief discussion regarding outdoor storage, Mr. Hale asked the applicant to come forward. Ms. <br />Lilaben Patel, 1681 South Ronald Reagan Boulevard, Altamonte Springs, Florida came forward. Ms. Patel stated <br />that she has operated the gas station at this location for the past 38 years but due to the intense competition in the <br />area she must close the business. She said she was unable to sell the property so she decided to rent it. <br />Mr. Robert Cortez, 1201 Bunnell Road, Altamonte Springs, Florida came forward. Mr. Cortez said he is <br />assisting the owner and applicant with this process. Mr. Michael Juan, tenant, 585 Queens Mirror Circle, <br />Casselberry, Florida came forward. In response to the Commission's question, Mr. Juan said that the wood is <br />processed for firewood and mulch. Mr. Cortez said the materials would be stored for a short time period and it would <br />be kept within the compound that will be buffered as per the City Code. <br />In response to the Commission's question, Mr. Juan said that the gas storage tanks have been dealt with by <br />the Environmental Protection Agency. <br />Mr. Hale asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, the <br />request. No one came forward. <br />Mr. Hale asked for a motion to address ZB 22-03. Mr. Burnett made a motion to recommend approval to the <br />City Commission for case number ZB 22-03 based on the staff report and the testimony and evidence presented, that <br />the request meets the applicable provisions of the Unified Land Development Regulations and is consistent with the <br />Comprehensive Plan as per the written findings contained in the staff report and Attachments A — B. Mr. Bowman <br />seconded the motion. The motion passed unanimously by voice vote. <br />
