Planning & Zoning Commission/ <br />Local Planning Agency Minutes <br />April 13, 2022 <br />Page 2 <br />Fifth Item of Business: CU 22.03: 204 Live Oaks Boulevard. A conditional use request to operate a bakery at <br />204 Live Oaks Boulevard. <br />Mr. Antonia DeJesus, Planner II, reviewed the information provided in her memorandum dated April 13, <br />2022 to the City of Casselberry Planning and Zoning Commission. Ms. DeJesus said staff recommends that case <br />number CU 22-03 be approved with staff's conditions, based upon the staff report and the testimony and evidence <br />presented, that the request meets the applicable provisions of the Unified Land Development Regulations and is <br />consistent with the Comprehensive Plan as per the written findings contained within the staff report. She said the <br />conditions of approval are as follows: <br />The conditional use shall be limited to the proposed location at 204 Live Oaks Boulevard. Any <br />expansion of the tenant space will require an additional conditional use approval. <br />The Applicant shall apply for a change of use through the Community Development Department's <br />Building Division. <br />The Applicant shall work with the Public Works Department and satisfy all grease trap requirements. <br />All applicable licenses and permits shall be obtained before the commencement of any business <br />activities at the site. <br />The business shall remain in complete compliance with all City, County, and State requirements. <br />There shall be no outside display or storage of goods, materials, or services. <br />The conditional use shall commence within 12 months of theapproval. <br />A new conditional use application shall be required if the use should cease for more than 90 days. <br />All of the above conditions shall be fully and faithfully executed, or the conditional use shall become null <br />and void. <br />A brief discussion ensued regarding the grease trap requirement for the bakery and the City's grease trap <br />incentive program. <br />Mr. Hale asked the applicant to come forward. Ms. Kathy Paiva, 684 Greywood Drive, Altamonte Springs, <br />Florida came forward. Ms. Paiva explained that her home address is used for correspondence and the business is <br />operated from a commissary in Longwood. She said the business was started in 2010 and she sells her baked <br />goods at a few local farmers' markets, small coffee shops, and online sales. <br />In response to the Commission's question, Ms. Paiva said she is working with staff to address the grease <br />trap requirement. <br />Mr. Hale asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, the <br />request. No one came forward. <br />
