Motion was seconded by Vice Mayor Aramendia. Motion <br />carried unanimously by voice vote 4-0. <br />11. PUBLIC HEARING <br />A. Second Reading of Ordinance 22-1566 — Amending the Official Zoning <br />Designation for Property Located at 1681 S. Ronald Reagan Blvd. (ZB 22-03) <br />The City Clerk read Ordinance 22-1566 by title, as follows: <br />"AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, TO AMEND THE CITY OF <br />CASSELBERRY OFFICIAL ZONING MAP AS ESTABLISHED IN CHAPTER II, ARTICLE IV, <br />SECTION 2-4.3, UNIFIED LAND DEVELOPMENT REGULATIONS OF THE CITY OF <br />CASSELBERRY, FLORIDA, AS AMENDED AND SUPPLEMENTED; AMENDING THE <br />ZONING CLASSIFICATION FROM CG (COMMERCIAL GENERAL) TO CS (COMMERCIAL <br />SERVICE) FOR APPROXIMATELY 1.47 ACRES LOCATED AT 1681 SOUTH RONALD <br />REAGAN BOULEVARD, AS DESCRIBED IN SECTION I OF THIS ORDINANCE; PROVIDING <br />FOR CONFLICTS, SEVERABILITY, AND AN EFFECTIVE DATE." <br />Notice of Public Hearing: The Notice of Public Hearing relative to second and final reading of Ordinance <br />22-1565 was advertised in the Orlando Sentinel on Thursday, July 14, 2022. <br />Staff Presentation: Planner 11 Antonia DeJesus stated Ordinance 22-1565 amends the official zoning <br />designation for one (1) parcel located at 1681 S. Ronald Reagan Blvd. from CG (Commercial General to <br />CS (Commercial Service). The subject area encompasses approximately 1.47 acres. Notification was <br />provided to the surrounding property owners within 500 feet on April 26, 2022 and written notices for the <br />Official Zoning Map amendment were posted at the subject property on April 27, 2022. The Planning and <br />Zoning Commission, serving as the City's Local Planning Agency (LPA), voted unanimously at its meeting <br />on May 11, 2022 to recommend approval of this item to the City Commission. The request to amend the <br />Official Zoning Map from CG (Commercial General) to CS (Commercial Service) for the subject property <br />is: consistent with the City's Comprehensive Plan and the Commercial Future Land Use Map (FLUM) <br />designation; compatible and consistent with the adjacent land uses and zoning districts; and City water <br />service is currently available to the subject property and there is an existing septic system for onsite <br />wastewater collection. <br />Budget Impact: There is no impact to the City Budget. <br />Recommendation: The City Manager and the Community Development Director recommended adoption <br />of Ordinance 22-1566 on second and final reading. <br />
