FIRST READING OF ORDINANCES <br />A. Ordinance 22-1566 — Amending the Official Zoning Designation for Property <br />Located at 1681 S. Ronald Reagan Blvd. (ZB 22-03) <br />The City Clerk read Ordinance 22-1566 by title, as follows: <br />"AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, TO AMEND THE CITY OF <br />CASSELBERRY OFFICIAL ZONING MAP AS ESTABLISHED IN CHAPTER II, ARTICLE IV, <br />SECTION 2-4.3, UNIFIED LAND DEVELOPMENT REGULATIONS OF THE CITY OF <br />CASSELBERRY, FLORIDA, AS AMENDED AND SUPPLEMENTED; AMENDING THE <br />ZONING CLASSIFICATION FROM CG (COMMERCIAL GENERAL) TO CS (COMMERCIAL <br />SERVICE) FOR APPROXIMATELY 1.47 ACRES LOCATED AT 1681 SOUTH RONALD <br />REAGAN BOULEVARD, AS DESCRIBED IN SECTION I OF THIS ORDINANCE. PROVIDING <br />FOR CONFLICTS, SEVERABILITY, AND AN EFFECTIVE DATE." <br />Staff r-resentation: Planner 11 Antonia DeJesus stated that Ordinance 22-1566 amends the official zoning <br />designation for one (1) parcel located at 1681 S. Ronald Reagan Boulevard from CG (Commercial General) <br />to CS (Commercial Service). The subject area consists of approximately 1.47 acres and is developed with <br />an approximately 1,568 square foot building that previously operated as a convenience store offering <br />gasoline sales. The applicant is requesting the amendment to the Official Zoning Map to ensure that the <br />zoning of the site is consistent with the existing Commercial Future Land Use (FLUM) designation and the <br />proposed use of the property as a tree service with outdoor storage. Notification was provided to the <br />surrounding property owners within 500 feet on April 26, 2022 and written notices for the Official Zoning <br />Map amendment were posted at the subject property on April 27, 2022. The Planning and Zoning <br />Commission, serving as the City's Local Planning Agency (LPA), voted unanimously at its meeting on <br />May 11, 2022 to recommend approval of this item to the City Commission. The request to amend the <br />Official Zoning Map from CG (Commercial General) to CS (Commercial Service) for the subject property <br />is consistent with the City's Comprehensive Plan and the Commercial Future Land Use designation; <br />compatible and consistent with the adjacent land uses and zoning districts; and City water service is <br />currently available to the subject property and there is an existing septic system for onsite wastewater <br />collection. In response to questions from Commissioner Meadows relating to outside storage on the site, <br />Ms. DeJesus confirmed that the parcel was located in the furthest western portion of the City and any <br />changes made to the site would have to go through a formal site review process which would include <br />requiring adequate screening and buffers considering the adjacent uses, and the applicant was aware of this <br />process. She noted this site plan review would occur at a later date and the ordinance presented tonight was <br />just to address the use for the site. <br />Budget Impact: There is no impact to the City Budget. <br />
