Request to Foreclose on Properties Due to Extensive Code Compliance Liens <br />Introduction: Consideration to foreclose and collect fines/liens imposed by the Code Enforcement Board on <br />251 Triplet Lake Drive (Parcel 08-21-30-514-Q000-0050), 1029 Osceola Trail (Parcel 04-21-30-512-0000- <br />0100, and 1499 Park Drive (Parcel 10-21-30-501-0000-0630) is requested. <br />Background: Florida. Statutes Chapter 162 provides the authority for a City to foreclose and collect <br />fines/liens imposed by the Code Enforcement Board. The City currently has three properties with extensive <br />fines and staff is recommending foreclosure on all three properties at this time: <br />1. 251 Triplet Lake Drive — Parcel 08-21-30-514-Q000-0050 <br />Total fines as of this date are $95,695. Property is owned by Wells Fargo Bank. <br />The property is not homesteaded and has been vacant for over a year. The property is valued at <br />$87,984.00 by the Seminole County Property Appraiser. No outstanding taxes are due. <br />CE -07-02426 <br />No Building Permit <br />CE -08-01707 <br />Disabled/Unlicensed Vehicles <br />CE -10-01041 <br />Parking in Rear Yard <br />CE -10-02552 <br />No Building Permit <br />1029 Osceola Trail — Parcel 04-21-30-512-OG00-0100 <br />Total fines as of this date are $13,375.00. Property is owned by Doris Ochoa. <br />Mobile home was damaged by fire in March 2010 but the owner has never attempted repairs. <br />The property is not a homestead property and has been vacant for over a year. Property is <br />valued at $14,293.00 by the Seminole County Property Appraiser.
