The conditions <br />of approval are as follows: <br />area. <br />1. The site plan approval shall be valid for one (1) year. An extension request may be submitted prior to <br />the expiration of this approval. <br />2. The proposed impervious surfaces ratio of 50.2% shall receive conditional use approval from the <br />Planning and Zoning Commission. <br />3. Any future site improvements resulting in a net increase of impervious surfaces shall require additional <br />approval from the Planning and Zoning Commission. <br />4. Provide copies of all local, regional, state, and federal permits for the project to the City prior to <br />commencement of development. <br />5. All of the above conditions shall be fully and faithfully executed, or the site plan shall become null and <br />void. <br />A brief discussion ensued regarding the ADA parking requirements and location of the proposed retention <br />Mr. Phillips asked the applicant to come forward. Dr. Kelly Brock, Deputy Public Works Director/City <br />Engineer, came forward. Dr. Brock reviewed the purpose of the proposed retention area. No one came forward. <br />Mr. Phillips asked for a motion to address SPR 20-14. Ms. Divita made a motion that the Planning and <br />Zoning Commission approve SPR 20-14 based on the staff report and the testimony and evidence presented with the <br />five (5) conditions of approval and Attachments A — D. Ms. Saporito seconded the motion.
