Planning & Zoning Commission/ <br />Local Planning Agency Minutes <br />April 14, 2021 <br />Page 5 <br />A discussion ensued regarding a previous conditional use that was approved for a wholesale bakery in this <br />plaza that later allowed on-site customers. It was discussed that a wholesale bakery is required to obtain conditional <br />use approval but a general retail bakery would be permitted to operate without conditional use approval. <br />After a brief discussion regarding the parking of the business vehicle, Mr. Phillips asked the applicant to <br />come forward. Mr. David Alpert, Castle 110 LLC, 157 E. New England Avenue, Suite 400, Winter Park, Florida came <br />forward. Mr. Alpert stated he is proposing a wholesale bakery to sell to hotels and restaurants. He said the van <br />would be used for delivery. Mr. Alpert stated that he also owns the property and he prohibits outside storage. <br />A general discussion ensued regarding condition number 3 prohibiting the outside storage of vehicles and <br />the City Code's definition for storage of vehicles. <br />Mr. Phillips asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, <br />the request. No one came forward. <br />Mr. Phillips asked for a motion to address CU 21-06. Mr. Hale made a motion that the Planning and Zoning <br />Commission approve case number CU 21-06 for a wholesale bakery at 110 Live Oaks Boulevard based upon the <br />findings of fact and conclusions of the staff report dated April 14, 2021 and the testimony presented, the six (6) <br />conditions of approval, and Attachments A — D. Ms. Divita seconded the motion. The motion passed unanimously <br />by voice vote. <br />Seventh Item of Business: Public Comments. <br />There were no public comments. <br />Eighth Item of Business: Other Business. <br />There was no other business. <br />Ninth Item of Business: Adjournment. <br />There being no further business to come before the Board, Mr. Phillips adjourned the meeting at 7:41 p.m. <br />Date Minutes Approved by Planning and Zoning Commission: Mrt /l 10Z I <br />Joni Dixon,�ecretary <br />
