The site's numerical address must be clearly posted on the dock in an area that is visible from the <br />waterbody. <br />7. All of the above conditions shall be fully and faithfully executed or the conditional use shall become null <br />and void. <br />Mr. Phillips asked the applicant to come forward. Mr. Peter Fleck, Q -Ice Builders, 100 West Plant Street, <br />Winter Garden, Florida came forward. In response to the Commission's question, Mr. Fleck stated that no large <br />equipment would be used to deliver the dock materials to the waterfront. In response to the Commission's question, <br />Mr. Fleck stated that the applicant has not selected the lighting for the dock. He said the required lighting would be <br />installed on the dock. <br />Mr. Phillips asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, <br />the request. No one came forward. <br />Mr. Phillips asked for a motion to address CU 21-02. Mr. Hale made a motion that the Planning and Zoning <br />Commission approve case number CU 21-02 for a residential boat dock at 121 Triplet Lake Drive, the <br />recommendation is based on the findings of fact and conclusions of the staff report dated February 10, 2021 <br />including the seven (7) conditions of approval, and Attachments A and B. Mr. Bowman seconded the motion. The <br />motion passed unanimously by voice vote. <br />Seventh Item of Business: SPR 19.18: TMJ Office Building at 960 Belle Avenue. A major site plan request to <br />construct an ±11,248 sq. ft. building with associated parking, landscaping, stormwater retention, and site <br />lighting at 960 Belle Avenue. <br />Mr. Jonathan Tardif, Planner I, reviewed the information provided in his memorandum dated February 10, <br />2021 to the City of Casselberry Planning and Zoning Commission. Mr. Tardif said staff recommends that the <br />Planning and Zoning Commission approve case number SPR 19-18, based on the staff report and the testimony and <br />evidence presented, that the request meets the applicable provisions of the Unified Land Development Regulations <br />and is consistent with the Comprehensive Plan as per the written findings in the staff report. He said the conditions of <br />approval are as follows: <br />1. The site plan approval shall be valid for one (1) year. An extension request may be submitted prior to <br />the expiration of this approval. <br />2. The property owner shall proceed with a lot combination of lots 11.A and 11.13 prior to the <br />commencement of construction. <br />3. Provide copies of all local, regional, state, and federal permits for the project to the City prior to <br />commencement of development. <br />
