ORDINANCE 21-1551 <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, TO <br />AMEND THE CITY OF CASSELBERRY OFFICIAL ZONING MAP AS <br />ESTABLISHED IN CHAPTER II, ARTICLE IV, SECTION 2-4.3, <br />UNIFIED LAND DEVELOPMENT REGULATIONS OF THE CITY OF <br />CASSELBERRY, FLORIDA, AS AMENDED AND SUPPLEMENTED; <br />AMENDING THE ZONING CLASSIFICATION FROM SEMINOLE <br />COUNTY R-4 (MULTIPLE -FAMILY DWELLING) TO CITY OF <br />CASSELBERRY PRD (PLANNED RESIDENTIAL DISTRICT) FOR <br />APPROXIMATELY 21.41 ACRES LOCATED AT 3110 HOWELL <br />BRANCH ROAD AND 3128 ORAVA LANE, AS DESCRIBED IN <br />SECTION I OF THIS ORDINANCE; PROVIDING FOR CONFLICTS, <br />SEVERABILITY, AND AN EFFECTIVE DATE. <br />WHEREAS, the subject property described in attached "Attachment B" (Property) was <br />recently annexed into the corporate boundaries of the City of Casselberry (City) by Ordinance <br />20-1535; and <br />WHEREAS, the Property consists of Parcel 34-21-30-300-0100-0000 and Parcel 34-21- <br />30-300-01013-0000, which are adjacent and share a common ownership; and <br />WHEREAS, the Property has a Seminole County zoning designation of R-4 (Multiple - <br />Family Dwelling); and <br />WHEREAS, the Property needs a City zoning designation; and <br />WHEREAS, the Property is designated Medium Density Residential on the City's <br />Future Land Use Map (FLUM) of the Comprehensive Plan; and <br />WHEREAS, the PRD (Planned Residential District) zoning district is consistent with the <br />City's Medium Density Residential FLUM designation; and <br />WHEREAS, rezoning to the PRD zoning district requires approval of a planned unit <br />development (PUD) agreement and an associated concept plan, attached hereto as "Attachment <br />13"; and <br />WHEREAS, the Planning and Zoning Commission/Local Planning Agency has held a <br />public hearing with due public notice to consider this Official Zoning Map amendment; and <br />WHEREAS, a public hearing considering the inclusion of the Property within the PRD <br />zoning district has been duly held in the City, and, at such hearing, interested parties and citizens <br />were heard; and <br />
