NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE CITY OF <br />CASSELBERRY, FLORIDA, AS FOLLOWS: <br />SECTION I. The foregoing whereas clauses are incorporated herein as legislative findings by this <br />reference and made part hereof for all intents and purposes. <br />SECTION II. The Casselberry Unified Land Development Regulations, Part III, Chapter II, Article <br />IV, Section 2-4.2 "Future Land Use Map designations and corresponding zoning districts", is amended to <br />include the Seminola Boulevard Overlay Zoning District as the appropriate zoning district for the <br />corresponding Future Land Use Map Designations of Seminola Boulevard Overlay District as follows: <br />Future Land Use Map Designations Corresponding Zoning Districts <br />SBOD Seminola Boulevard Overlay District SB -1 Seminola Blvd. Small Area Study District <br />SB -2 Seminola Dog Track Small Area Study District <br />SECTION III. The Casselberry Unified Land Development Regulations, Part III, Chapter II, Article <br />V, Section 2-5.2 "Purpose and intent of zoning districts", is amended by the addition of Section 2-5.21-1 to <br />read as follows: <br />H. Seminola Boulevard Overlay Zoning District. The purpose and intent of this overlay <br />district is to implement the design guidelines for the redevelopment of the Seminole <br />Greyhound Park properties, and adjacent city properties included in the Seminola <br />Boulevard Small Area Study, known as Phase I or "SB -1" and the Seminola Dog Track <br />Small Area Study, known as Phase II or "SB -2". This zoning overlay district will <br />coincide with the underlying zoning designations and shall comply with the existing <br />Comprehensive Plan's Future Land Use Map designations of both small study areas. <br />The "SB -2" overlay zoning designation promotes more compact and efficient design to <br />create a traditional neighborhood development. These criteria shall be imposed at the <br />time of site plan review process in a manner consistent with Chapter III (Performance <br />Criteria) of the Code. <br />SECTION IV. The Casselberry Unified Land Development Regulations, Part III, Chapter II, <br />Article V, Section 2-5.3, "Land Use By Districts", is hereby amended to add the new Seminola <br />Boulevard Overlay District SB -2, to Table 2-5.3, which is Exhibit A to this ordinance and made a <br />part hereof. Footnote (10) is added to Table 2-5.3 as follows: <br />(10) The permitted, conditional, and prohibited land uses in the S13-2 overlay district <br />are provided in the S13-2 district guidelines in ULDR Section 2-7.26.C.3. <br />Page 4 of 29 <br />Ordinance 02-1071 <br />
