Planning & Zoning Commission/ <br />Local Planning Agency Minutes <br />April 10, 2019 <br />Page 3 <br />In response to the City Attorney's question, Ms. Hyson said the PowerPoint presentation would be included in <br />the minutes as an exhibit. <br />Mr. Henson asked the applicant to come forward. Mr. Brian Terry, Insite Studio, 8144 Okeechobee <br />Boulevard, Suite A, West Palm, Florida came forward. Mr. Terry said he was representing the applicants. He said <br />Mr. Tom Sullivan with Gray Robinson and Ms. Samantha Moore with RaceTrac were present to answer any <br />questions. <br />Mr. Terry said this is the first step in the process of pursuing an opportunity to stand before the Planning and <br />Zoning Commission to obtain the land use designation as well as the zoning to construct a gas station on this <br />property. Mr. Terry distributed and reviewed a conceptual plan to the Planning and Zoning Commission (a copy is <br />attached and made a part of the minutes). He said the plan has been slightly modified from the conceptual plan that <br />was submitted at the last Planning and Zoning Commission meeting. He said the goal has been to offer ideas, <br />opportunities, and a presentation of what that site could ultimately become inclusive of a gas station. He said the <br />conceptual plan was presented to the City Commission on April 8, 2019. <br />Mr. Terry said at this time the Oxford Park Overlay District has not been adopted by the City Commission. <br />Mr. Terry reviewed the revisions made to the conceptual plan since the last Planning and Zoning Commission <br />meeting. <br />Mr. Terry requested the Planning and Zoning Commission's consideration to continue to work with <br />RaceTrac to create an opportunity as the catalyst to begin the development of this property. <br />After a brief discussion, Mr. Henson asked if there was anyone in the audience who wished to speak in <br />favor of, or in opposition to, the request. No one came forward. <br />The consensus of the Planning and Zoning Commission was that the RaceTrac project was not a good fit <br />for the City's vision for that area. <br />Mr. Henson asked for a motion to address LPA 19-06. Mr. Hale made a motion that the Planning and <br />Zoning Commission provide a recommendation of denial to the City Commission for LPA 19-06 to amend the Future <br />Land Use designation from Major Thoroughfare Mixed -Use to Commercial for the subject property located at the <br />
