Iand use compatibility. There are three esisfing buildings on the subject propert},. -'Van— Cafe will <br />ccupy the 3,000 square foot building that li <br />es directly alongside last Altamonte Drive. The other two <br />buildings on the site are currently vacant. Surroundingpropenies consist predominantly of—t land <br />r other commercial establishments. The proposed use is compatible with the surrounding land uses <br />and will not adversely impact land use activities in the immediate sicinity. <br />2. Sufficient site size and ademenr site specifications to accommodate the proposed use. The proposed <br />Usc requires one (1) parking space for each 100 square feet of belling area. As the btillding is 3,000 <br />square feet in size, the site is required to protide 30 parking spaces with stalls that me 10 feet wide and <br />20 feet in length, and two (2) ADA parking spaces that cre at least 12 feet wide and 20 feet in length. <br />Staff conducted a site tisit on November 30, 2017 to verity that the s—ey accurately reflects the <br />cent conditions of the property. At this time, staff observed that the location and number of parking <br />spaces match tvhazteas presented on the survey. However, the stripingon the ezistingpukingspaces is <br />faded to such an e.2eot that it is ma aitly difficult to locate many of die spaces. Staff also determined <br />that due to the narrow width of the driveways and the angle of the parking spaces on the western <br />portion of the property, the site does not meet the specifications for a tvo-way driveway per Section 8- <br />15X of the ULDR. <br />
