BACKGROUATD. <br />On September 20, 2017, die applicant, Dia Al of the Assodation of Islamic Charitable <br />I'fees, submitted a conditional use application to open a place of worship a 177 <br />Anchor Road. <br />The Association of Islamic Charitable Projects is a nonprofit, religious organvadon. <br />Previous uses of Unit 177 include office space for a nonprofit orgaid-tion (Grace <br />G1obah and a communication seri—business (Pr Gmpldc Media Solud-s). <br />SCALEAND INTENSITY <br />The organvation intends to utilve die existing site and building with no additional <br />modifications. <br />• The applicant has been advised that any expansion of the use beyond Unit 177 <br />will require additional conditional use review and approval. <br />In addition to serving as a place of worship, the site will provide office space for the <br />nonprofit orgudi=ion from Monday to Friday. <br />The applicant's hours of operation are 10:00 a.m. to 8:00 p.m. Monday through <br />Friday, 12:00 p.m. to 8:30 p.m. on Saturday, and 12:00 p.m. to 6:00 p.m. on Sunday. <br />Religious services hill be held on Saturday at 6:00 p.m, and on Sunday at 4:00 p.m. <br />Additional scric,s hill be offered for religious holidays and celebrations. Lind use compatibility, The subject property is located within a large, multi -tenant <br />building that currently has no ther occupants. Surrounding properties are <br />predominantly comprised of industrial and residential uses. The orguri tion's <br />religious services will be held primarily in the late afternoon on Saturday and Sunday. <br />Additionally, all activities must occur indoors because special events (vith outdoor <br />activities) aze not permitted within the Industrial -ting district as defined in Section <br />1442 of the City's Unified Laid Development Regulations. Therefore, because the <br />religious smices will take place on die weekend and inside the building, the proposed <br />e of a place of worship at 177 Anchor Road should not conflict pith neighboring <br />rises nor adversely impact land use activities in the mediate vicinity. <br />2. Sufficient site size and adenuate site specifiem-es W accommodate the proposed use. <br />Section 3-15.2 of the ULDR specifies die required number of puking spaces for the <br />proposed use. This use requires ten (10) puking spaces and one (1) ADA parking <br />space given the number of seats (30) in the main assembly hall. The site is currently <br />developed with nine (9) parking spaces and nvo (2) ADA parking spaces. Thus, one <br />(1) additional puking space is needed to satisfy the parking requirements, which will <br />be a condition of approval. Additionally, the striping on the cilsting parking spaces is <br />etounly faded, which makes it di([icuh 1. delineate the location of each individual <br />parking space. <br />CRITERIA FOR CONDITIOAAL USE: <br />2.
