In <br />response to the Commission's question, Ms. Hanna said the proposed Commercial Design Standards does not <br />include the industrial zoned parcels in the City. <br />In response to the Commission's question regarding the process to appeal the Commercial Design <br />Standards, Ms. Hanna said an appeal would require a waiver. <br />In response to the Commission's question, Ms. Hanna said that Table 2-5.3 regulates land uses within <br />specific zoning districts. She said that the mixed used zoning districts allow expanded amount of uses versus some <br />of the other zoning districts. Ms. Hanna said staff is trying to encourage rezoning to the mixed use zoning districts to <br />expand upon the different uses in those buildings. She said it could repurpose some of the buildings. <br />Ms. Hanna said that the majority of the properties along US Highway 17/92 and State Road 436 have a <br />Future Land Use Designation of Major Thoroughfare Mixed Use but they are zoned Commercial General. She said <br />the zoning is not compatible with the Future Land Use Designation, Ms. Hanna said as properties are redeveloping <br />the City is requiring them to be rezone to maximize the use of the space. She said the rezoning would provide a <br />higher impervious surface ratio and allow for buildings higher than 35'. <br />A brief discussion ensued regarding approval of this item. The Commission stated that this item should <br />move forward and updating the standards may be needed in the future. <br />After a brief discussion regarding the current overlay districts, Mr. Henson asked if there was anyone in the <br />audience who wished to speak in favor of, or in opposition to, the request. Mr. John Casselberry, 700 South Lost <br />Lake Lane, Casselberry, Florida came forward. Mr. Casselberry felt it was a safety issue to put the buildings close to <br />the road. He also suggested that the site should be visible for the Police to see when patrolling the area. He said the <br />development should be people friendly from a security point of view. <br />Ms. Reischmann asked the Commission's indulgences that if this item is approved to allow her and staff to <br />work out the final details. <br />
