Planning & Zoning Commission/ <br />Local Planning Agency <br />January 11, 2017 <br />Page 2 <br />Fifth Item of Business: CU 17-01: Conditional Use for Vehicular Sales at 1211 Seminola Boulevard, Unit 117. <br />A conditional use request to operate an auto sales business located at 1211 Seminola Boulevard, Unit 117. <br />Parcel ID 09-21-30-5BM-OB00-0100 <br />Mr, Dean Fathelbab, Planner I, reviewed the information provided in staffs memorandum dated January 11, <br />2017, and a PowerPoint Presentation to the City of Casselberry Planning and Zoning Commission (a copy of the <br />PowerPoint is attached and made a part of the minutes). Mr. Fathelbab said staff recommends the Planning and <br />Zoning Commission approve CU 17-01 to allow vehicular sales at the property located at 1211 Seminola Boulevard, <br />Unit 117. He said staff approval is based on the findings of fact and conclusions of the staff report dated January 11, <br />2017, and the ten conditions of approval outlined in the staff report. <br />A brief discussion ensued regarding the number and type of vehicles being stored at the site. In response <br />to the Commission's question regarding the repairing of vehicles on site as referenced in the applicant's letter, Mr. <br />Fathelbab said that the applicant has agreed to the conditions of approval which states no mechanical servicing of <br />vehicles is allowed on site. Mr. Fathelbab said he would have the applicant revise his letter to exclude that from the <br />operations of business after the Planning and Zoning Commission rendered a decision. <br />Mr. Henson asked the applicant to come forward. Mr. Douglas Cordero, 1302 Park Villa Place, Winter <br />Springs, Florida came forward. In response to the Commission's question, Mr. Cordero said that there would be no <br />mechanical services performed at the site. In response to the Commission's question, Mr. Cordero said there would <br />4 — 6 vehicles stored at the site. <br />In response to the Commission's question, Mr. Cordero said the company will typically own four vehicles at <br />a time and the inventory would be replaced as the vehicles are sold. He said photos of the vehicles are posted on <br />the internet for sale. <br />A brief discussion ensued regarding the terms of the lease and the process for acquiring, delivery and <br />shipping of vehicles. In response to the Commission's question, Mr. Cordero said his company is structure to assist <br />buyers looking for a particular car and his business brokers the deal. He said the past year he has had a maximum <br />of three (3) cars in inventory at one time. <br />
