CASSELBERRY CITY COMMISSION <br />Minutes of March 14, 2016 — Regular Meeting <br />Page 10 of 14 <br />Mr. Woodruff advised that the applicant was requesting a waiver for the proposed monument sign at the <br />entrance of the development to be able to exceed the six foot requirement by eight inches to allow for a <br />decorative cap, and staff was supporting the waiver request. He further advised that the City Manager and the <br />Community Development Director recommended approval of the Casselberry Greenville Subdivision Site Plan <br />(SPR 15 -17) as presented, including the sign waiver, and both staff and the applicant were available should the <br />Commission have questions. <br />Budget Impact: There is no impact to the City Budget. <br />Recommendation: The City Manager and the Community Development Director recommended approval for <br />SPR 15 -17, A Development of Community Impact site plan for the Casselberry Greenville subdivision. This <br />recommendation is based on the revised site plan dated February 23, 2016, the findings of fact and conclusions <br />of the information provided in the Planning and Zoning Commission staff report dated February 10, 2016 and <br />subject to the outstanding conditions of approval provided by the Planning and Zoning Commission. <br />Discussion: Discussion ensued regarding various details ofthe proposed development, including fencing, sign <br />waiver, landscaping, school districts and unit sizes. In response to questions from the Commission, Mr. Dave <br />Droescher with RM Plus, the architect for the project, advised that the largest proposed home for the <br />development was a 4 bedroom, 3 '/2 bath home with approximately 3300 square feet under air. <br />Audience participation: The following individual came forward to address the Casselberry Greenville <br />Subdivision Site Plan (SPR 15 -17): <br />Mr. Ted Weeks, 30 Surrey Knoll, inquired about the price of the units and was advised by <br />Mayor Glancy that perhaps the developer or staff could speak with him after the meeting and <br />answer whatever questions me may have. <br />No one else came forward. <br />MOTION: Commissioner Aramendia moved to approve Casselberry Greenville <br />Subdivision Site Plan (SPR 15 -17), as presented, including the requested sign <br />waiver. Motion was seconded by Commissioner Solomon. <br />Discussion: In response to questions from the Commission, Mr. Ross Jermano of RM Plus, advised that the <br />estimated price point was approximately $267,000 to around $305,000. He stated that this was just an estimate <br />and would probably be adjusted once they came on -line. He also advised that the style of the proposed homes <br />was similar to the Legacy Park garden homes directly in front of the proposed development, and also similar to <br />those immediately to the south, although those were slightly smaller in square footage than the ones proposed <br />for the Greenville subdivision. <br />Motion carried unanimously by voice vote 5 -0. <br />
