This document prepared by: <br />Community Development Department <br />City of Casselberry <br />95 Triplet Lake Drive <br />Casselberry, Florida 32707 <br />ORDINANCE 07 -1228 <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, AMENDING <br />THE CASSELBERRY CITY CODE, PART III, CHAPTER II, SECTION 2 -7.26, <br />SEMINOLA BOULEVARD OVERLAY DISTRICT (SB -2) DESIGN <br />GUIDELINES; AMENDING THE DEFINITION AND BUILDING STANDARDS <br />FOR "APARTMENT" TO INCLUDE "CONDOMINIUM "; RE- DEFINING "PARK, <br />ACTIVE "; PROVIDING A DEFINITION, BUILDING STANDARDS, FENCE, <br />LANDSCAPE, PARKING AND SIGN REQUIREMENTS FOR A "SCHOOL "; <br />PROVIDING DESIGN REQUIREMENTS FOR "OUTDOOR SPORTS <br />COMPLEXES "; AMENDING GENERAL ARCHITECTURAL GUIDELINES <br />RELATIVE TO SCHOOL DESIGN; PROVIDING FOR CODIFICATION, <br />CONFLICTS, SEVERABILITY AND EFFECTIVE DATE. <br />WHEREAS, the Casselberry City Commission, per Future Land Use Policy 1.16 of the City's Comprehensive <br />Plan, authorized the Seminola Boulevard and Seminola Dog Track Small Area Studies to explore potential <br />development guidelines and opportunities for the properties adjacent to the roadway and the vacant Seminole <br />Greyhound Park; and <br />WHEREAS, the City of Casselberry's Comprehensive Plan, Future Land Use Policy 10.2, directed Small Area <br />Studies to "be conducted to identify strategies for physically and functionally redeveloping areas into a mixture of land <br />uses with the intent of making these areas more economically viable and livable'; and <br />WHEREAS, the Casselberry City Commission formally adopted a new overlay zoning district based on the <br />Seminola Dog Track Small Area Study entitled the "Seminola Boulevard Overlay Zoning District SB -2" that is <br />designated on the City's Official Zoning Map; and <br />WHEREAS, Part 111, Chapter II of the Unified Land Development Regulations establishes zoning districts and <br />general regulations for the use of land within the corporate limits of the City of Casselberry, Florida; and <br />WHEREAS, the Casselberry City Commission formally adopted Ordinance 02 -1071 on December 9, 2002 to <br />provide development and design standards in the Seminola Boulevard Overlay District SB -2 that have been codified <br />within the Unified Land Development Regulations (ULDR) in Section 2 -7.26; and <br />
