Thoroughfare Mixed Use (MTMU), which allows residential density of up to 30 dwelling units per acre and non - residential intensity of up to 1.5 floor area ratio (FAR); and WHEREAS, the establishment of the Lake Concord Overlay District will not exceed the density and intensity maximums of the MTMU designation; and WHEREAS, the Casselberry City Commission must formally adopt the amendment to the text of the Comprehensive Plan and Future Land Use Map to be entitled "Lake Concord Overlay District"; and WHEREAS, the Casselberry City Commission finds this Ordinance serves a legitimate governmental interest in preserving the quality of urban life by discouraging the proliferation of urban sprawl and encouraging the redevelopment of infill properties per Objectives 2, 3 and 5 of the Future Land Use Element of the City's Comprehensive Plan; and WHEREAS, the Casselberry Planning and Zoning Commission / Local Planning Agency, held a public hearing with due public notice and reviewed this ordinance and found it to be consistent with the City's Comprehensive Plan. WHEREAS, the Casselberry Planning and Zoning Commission/Local Planning Agency has to consider this future land use map amendment; and WHEREAS, the City Commission of the City of Casselberry, Florida, held two public hearings with due public notice to consider the Comprehensive Plan text and future land use map amendment and has determined that the future land use overlay designation of said properties provided in Section 1, herein, shall be established as the Lake Concord Overlay District; and WHEREAS, with double underlined type shall constitute additions to the original text and strike through shall constitute deletions to the original text. NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE CITY OF CASSELBERRY, FLORIDA, AS FOLLOWS: SECTION I. That the Official Future Land Use Map as established in the Future Land Use Element of the Comprehensive Plan of the City of Casselberry, Florida, as amended and supplemented, for the subject properties including approximately 40 acres of land, is hereby amended to create an overlay district known as "Lake Concord Overlay District ", to include property more specifically described as follows and shown in Exhibit A: Ordinance 14 -1413 Page 2 of 4
