Development (PRD) according to Table 2 -5.4, Size and Dimension Regulations. <br />(2 8,000 square feet is the minimum permitted lot area for a Single Family Dwelling <br />according to table 2 -5.4, Size and Dimension Regulations. <br />If a duplex (2 units) is built within one singular lot the requirement for trees shall still <br />be as required above. <br />B. All other new construction (All except Single Famly and Duplex). All other new <br />construction shall follow the landscape requirements provided within Section 3 -13.7. <br />C below. All other new construction includes office, commercial, industrial, multi- <br />family residential and planned residential development and shall also apply to the <br />following: <br />1. Projects containing more than 1000 square feet of new impervious surface area; <br />2. Attached or detached additions to buildings which increase the floor area in <br />excess of 1000 square feet; or <br />3. Addition of parking spaces of 25 percent or more of the total number of parking <br />spaces. <br />C. The following landscape and buffering requirements shall apply to Section 3- 13.7.13 — <br />All other new construction. <br />Bufferyard/ screening. <br />a. Purpose. To ensure land use compatibility where different types and /or <br />intensities of land use activities abut another. <br />b. The City may require more restrictive buffers including a combination of <br />landscaping, fence, berm or wall as a buffer between uses of differing <br />intensity. <br />c. The height of screening provided shall be sufficient to screen neighboring <br />properties for all high and medium impact uses. <br />d. Minimum standards. The buffer shall comply with the following minimum <br />standards stipulated below: <br />TABLE 3- 13.7.(C1).
