Community Redevelopment Agency <br />August 15, 2013 <br />Page 2 of 5 <br />to facilitate future redevelopment in the Community Redevelopment District (CRD). He said that staff has been <br />working with Mr. Steve Triece, The Triece Company, to look at the parcels within the CRD. <br />Mr. Dudgeon presented a PowerPoint presentation to the Board providing some information regarding <br />possible target areas for the CRA to consider (a copy is attached and made a part of the minutes). Mr. Dudgeon said <br />that Mr. Triece would provide his assessment of the various properties shown in the PowerPoint Presentation. <br />Mr. Triece said that he has served the CRA for the past 15 years and has also worked as a real estate <br />advisor for the City of Casselberry and the CRA Board. Mr. Triece said he has over 30 years of experience working <br />in this area of Seminole County. <br />Mr. Triece said he contacted the property owners for the parcels outlined in the PowerPoint presentation to <br />determine if the property owners were interested in selling their properties. He said the asking price figures shown in <br />the PowerPoint Presentation are not negotiated figures but values the property owners were interested in for the sale <br />of their property. He said if the Board directs staff to go further with this project, more consideration would be given <br />to the strategy and how to proceed. <br />Mr. Triece reviewed the two spreadsheets that were included in the agenda packet which provided <br />information on the various targeted parcels that Mr. Dudgeon reviewed in his PowerPoint Presentation (a copy is <br />attached and made a part of the minutes). Mr. Triece said that the vacant commercial site showed in Sub -area 1 is <br />currently listed for $219,000. He said the lot was previously used for automobile sales and was purchased for <br />$199,000. He said it is priced to cover the selling costs. <br />Mr. Triece stated that the Ding Bikes parcel had recently been purchased for $250,000 and the L- shaped <br />parcel behind it for $30,000. He said that the parcel may have some issues with wetlands and drainage. He said the <br />parcels are not for sale but the owners would entertain a purchase if the price was right. <br />Mr. Triece said that the Italian Ice parcel (80 Golden Days) is small and it does not have the access to be <br />successful. Mr. Triece said the property owner for Young's Automotive has been non - responsive to his inquiry. <br />Mr. Triece stated that the Lu Rae Motel was recently purchased for $500,000 and the owner is currently <br />making improvements to the site. He said the owner would like to sell the property for approximately $1 million.
