Commence at the Southeast Corner of Lot 8, Block F, Fern Park <br />Estates, as recorded in Plat Book 5, Pages 10 through 13, Public <br />Records of Seminole County, Florida; thence N00 003'01 "E, 223,50 feet, <br />along the East line of said Lot 8, Block F, Fern Park Estates for a <br />POINT OF BEGINNING; thence continue along said East line, <br />N00 °03'01 "E, 51.79 feet to a point on the North line of the property as <br />described in the deed of conveyance on Page 403 in Official Records <br />Book 7, Pages 402 through 404; thence N81 °21'50 "E, 263.45 feet, <br />along the North line of said lands described in Official Records Book 7, <br />Page 403; thence departing said North line, S00 003'01 "W, 91.36 feet, <br />East of and parallel with the East line of said Lot 8, Block F; thence N <br />89 059'50 "W, 260.43 feet, North of and parallel with the North right -of- <br />way line of Lemon Lane, to the POINT OF BEGINNING, <br />Containing 18,640 square feet or 0.428 acres, more or less. <br />Location: No address, Property located west of Cypress Way and north of Lemon <br />Lane. <br />and is hereby amended and given the Public Service (PS) Future Land Use designation as provided in <br />Exhibit A. <br />SECTION II. Conflicts. All Ordinances or parts of Ordinances in conflict with any of the provisions <br />of this Ordinance are hereby repealed. <br />SECTION III. Severability. If any Section or portion of a Section of this Ordinance proves to be <br />invalid, unlawful or unconstitutional, it shall not be held to invalidate or impair the validity, force, or effect of <br />any other Section or part of this Ordinance. <br />SECTION IV. Effective Date. This ordinance shall not become effective until 31 days after <br />adoption. If challenged within 30 days after adoption, small scale development amendments shall not <br />become effective until the state land planning agency or the administrative commission, respectively, issues <br />a final order determining the adopted small scale development amendment is in compliance. <br />FIRST READING this 12th day of April, 2010. <br />SECOND READING AND ADOPTION this day of tt,5 2010. <br />ATTEST: <br />J <br />Donna G.
