Martin described amulti-pronged strategy to transform the quality and value of North Casselberly <br />neighborhoods which included: <br />® IDEA Business Park Development <br />Development Sh•ategy Options: <br />® Design and permit the master stormwater retention pond <br />® Make the area a focal point with character and unique identity <br />® Further incentivize development through fee waivers or reductions <br />® Enact a program to acquire the additional residential properties <br />® Sell off parcels "as is" but hold until the market improves <br />® Engage a realtor to market the existing city properties and assemble additional properties <br />® Seminola/Winter Park Drive Gateway Improvements <br />Options: <br />® Straight sale of surphis City property <br />® Explore public-private partnership with MI•. Contestabile <br />.....Residential Code Revisions <br />Possible City Code Amendments: <br />® Creation of a new zoning district specifically for areas that do not meet minimum lot sizes (R- <br />- 5.5) with newminimmn lot-sizes and-revised setbacks and/or- <br />® Designate properties along Winter Park Drive for townhouses (land use, rezoning and design <br />standards) <br />® Adopt design standards including roof pitch, minimum building height and minimum living <br />area <br />® Work with property manager to create a new zoning district for Lake Kathryn Estates Park <br />based on deed restrictions <br />® Apply R-8 and R-9 zoning designations to areas that meet minimum lot sizes of 8,000 sf. and <br />9,000 s£ Respectively <br />® Maintaining and Improving the Seminola Boulevard Overlay District Design Standards <br />Design Standards Improvement Suggestions: <br />® Reduce 50 ft. perimeter set back <br />® Allow 40 ft. x 100 ft. lots <br />® Require alleys and rear lot garages <br />® Maintain some two-story product <br />® Require a remote parking lot for extra vehicles <br />® Working with Interested Developers for Creative Solutions for Small Lot Development of Legacy III <br />A copy of the PowerPoint presentation is attached to and made a part of these minutes. <br />
