Variance request to Article VII, <br />Section 2-7.10 "Fences and Walls" of the Casselberry Unified Land Development Regulations to allow a 6.0 foot <br />fence to encroach 73.0 feet into a front yard as determined by the principal structure on the lot. <br />Mr. Eric Raasch introduced Mr. Jason Sorensen, Planning Technician, to the Board of Adjustment Members. <br />Mr. Jason Sorensen, Planning Technician, reviewed the background information and the analysis of the request, <br />provided in his memorandum to the Board of Adjustment, dated June 17, 2011 (a copy is on file in the Community <br />Development Department), Mr. Sorensen presented a PowerPoint Presentation (a copy is attached and made a part of <br />the minutes). <br />Mr. Sorensen stated the variance application meets all six criteria for granting the variance. He said Staff <br />supports the variance request with the following conditions; <br />1. The fence shall not exceed six feet in height and shall not be enlarged in any way. <br />2. The fence shall be maintained in good repair and the good side must face out or the variance will <br />become null and void. <br />3. The fence shall only be allowed in the front yard which is adjacent to Ascension Drive. <br />4. All of the above conditions shall be fully and faithfully executed or the variance shall become null and <br />void. <br />Ms. Gauvin asked the applicant to come forward. Ms. Jacqueline Abecket, 355 Piney Ridge Road, Casselberry, <br />Florida came forward. Ms. Abecket requested that the Board allow her to replace the existing fence with a six foot high <br />vinyl fence. She said the fence replacement is for safety reasons and aesthetics. <br />Ms. Gauvin asked if there was anyone in the audience who wished to speak in favor of or in opposition to the <br />request. No one came forward. <br />
