He stated that he has been in the actual place and that he has helped out as well. He said it would not <br />affect his decision on that item. <br />Mr. Raasch presented Agenda Item No. 5 and 6 as one presentation. <br />Fifth Item of business: SPR 11.05: Fire Station Sculpture Studio. Site plan review for the conversion of the <br />existing fire bays located at 95 Triplet Lake Drive, Casselberry, Florida, into a sculpture studio. <br />Sixth Item of Business: CU 11-04: 95 Triplet Lake Drive -City of Casselberry Sculpture Center. Conditional <br />use request to allow "Cultural and Civic" use within the PS (Public Service) zoning district. <br />Mr. Eric Raasch, Planner I, reviewed the information provided in his memorandum dated May 11, 2011, to <br />the City of Casselberry Planning and Zoning Commission (a copy is on file in the Community Development <br />Department), Mr. Raasch presented a PowerPoint presentation for SPR 11-05 and CU 11-04 (copies are attached <br />and made a part of the minutes). <br />SPR 11.05 <br />Mr. Raasch said if the Planning and Zoning Commission choose to approve SPR 11-05 for the proposed <br />conversion of the Fire Station apparatus bays to a sculpture center at 95 Triplet Lake Drive, the approval would be <br />based upon the site plan dated March 22, 2011 the findings of fact and conclusions of the staff report dated May 11, <br />2011 and the following conditions: <br />1. The building plans will be reviewed by the City's contracted Building Official prior to building permit <br />issuance. <br />2. All signage for the site shall conform to the City's Unified Land Development Regulations and the <br />Community Redevelopment District's Urban Design Standards. All proposed signage shall be submitted <br />as a separate building permit. <br />3. All noise shall comply with the decibel levels as stated in Chapter III, Article XVII, Section 3-17,4(6) of <br />the Unified Land Development Regulations. <br />4. No outdoor storage of goods, materials, or equipment shall be permitted. <br />5. The site plan approval shall be valid for one year upon approval by the Planning and Zoning <br />Commission. An extension request may be submitted prior to the expiration of this approval. <br />6, All of the above conditions shall be fully and faithfully executed or the site plan shall become null and <br />void. <br />Mr. Parkhurst asked the applicant to come forward. Ms. Maria Simmons, Recreation Division Manager, 95 <br />Triplet Lake Drive, Casselberry, Florida came forward. Ms, Simmons said the sculpture center would tie into the art <br />
