<br />SCOPE OF WORD: <br />US ROUTE 17-92 CORRIDOR .ANALYSTS <br />EXCLUSIVE CASSELBERRY CRA <br />Provided To: The City of Casselberty (the City) <br />By: East Centiral Florida Regional Planning Council (ECFRPC) <br />Date; October 5, 2009 <br />I. OVERVIE W <br />A. The purposes of the US 1.7-92 QtA Corridor Analyses are to: <br />1. Inventory, both by field survey and using available GIS datasets, the existing physical <br />conditions of every land use and parcel within the Casselberry CRA. <br />2. Note which sites are currentlyplannedfnr redevelopment (i.e. Wa1 Mart, etc). <br />3. In conjunction with Casselbeny planning, economic development and public worl~s <br />staff, create a map of opportunity sites for potential parcel assembly, and future <br />redevelopment, <br />4. Calculate the potential economic impact of CR_A redevelopment based on build out <br />of opportturity sites at a maxizzutrn. set of Floor Area Ratios determined previously by <br />CasselberryPlanningsraff. <br />The study area is the exclusive Casselberry QtA area, which is generally 1.,77 miles along US <br />I7-92, and specifically 809 total land parcels within the CRA., <br />B. This study is also intended to: <br />1. Protect viable neighborhoods from vacancy and blight cattsed in part by the <br />FDOT right-of-~vay acquisition for the proposed US 17-92 f lyover of 5R X36. <br />2. Retain and stimulate economic development within the Casselberry CRA. <br />3.
